Planning in Principal was granted in July 2018 for a house at the top of the slope in the ne corner of the approx. 6.5 acre plot, to benefit from the views across to Rousay and the sunset over Eynhallow sound. There is no mains water on Wyre (this is very common in the isles) so water is supplied on the island by private boreholes. The borehole on the property is located nearby the caravan & old Mill building and provides the current owners with a very good supply of water (even when the weather is exceptionally dry).

In 2012 the current owners agreed to host a 5kw wind turbine on the land, which is owned and maintained by a finance company but provides free electricity whenever the wind blows. Since then their annual electricity bill has been under £600 for the workshop and static caravan.

Description of the island Sitting virtually in the centre of the Orkney archipelago, Wyre is one of the smallest inhabited islands and forms a single 3-island parish along with Egilsay and their larger neighbour, Rousay. All 3 are connected to each other and the Orkney Mainland by a regular ferry service, with a crossing time of 5 min between Wyre & Rousay and approx 20min to Tingwall on the Mainland. From there it is a 20min drive to either Kirkwall or Stromness for commuting to work or shopping. With a population of almost 200, Rousay contains most of the amenities – primary school, local shop, post office, doctor's surgery, hotel and pub. Wyre has its own post office and is open 3 mornings a week with a daily delivery service. These are easy to access from Wyre via one of the shortest ferry crossings in Orkney.

Wyre's current resident population is around 9 people with 5 properties inhabited full time, plus 1 or 2 holiday homes. All the properties are spaced well apart and the whole island could be circumnavigated on foot in 3-4 hours, whilst exploring the geologically varied shoreline. Due to the small population, an incredible variety of birdlife flourishes here with the huge numbers of skylark being particularly noticeable in the Spring. Though generally low-lying, there is some higher ground in the centre, where Scotland's oldest stone castle sits. (The storming of Kolbein Hruga's castle is famously documented in the Orkneyinga Saga.) Historic Environment Scotland looks after this well-excavated 12th century Norse fortification from which fantastic views can be had of the surrounding islands in all directions.
