2 bed Flat For Sale £275,000
Alexandra House, Undercliff Road West, Felixstowe IP11

Description
Nicholas Estates are delighted to be instructed in the sale of this amazing development of six high specification luxury apartments. Formerly known as Dorincourt Guest House the architectural Victorian property has been redeveloped and designed to give the most superb and modern open plan living by the local development team involved in the transformation of the amazing property which is now known as Alexandra House.

The high quality development at Alexandra House in Felixstowe is finally complete and comprises of six two bedroom apartments, each unique with many having fine sea views. The apartments enjoy lift entry, roof terraces, balconies or private courtyard gardens. Currently the properties lie adjacent to the leisure centre with swimming pool, indoor bowls, and gymnasium, however the leisure centre is marked for demolition in the future.

The location is a short stroll to the Edwardian promenade and sea front gardens where you will find a variety of coffee shops, bars and restaurants. Felixstowe may be well known as a bustling port but as a small town it possesses great charm and character, ideal for families and those looking at downsizing, retirement or even for an investment opportunity. A safe haven and a wonderful place to live that offers something for everyone.

As their agent I have been honoured to watch the transformation of this building for the last eighteen months and their shear devotion, determination and hard work has been mind blowing. They have converted the building to give excellent current housing standards with energy, efficiency and sound proofing in mind.

Nothing has been overlooked when designing these high quality apartments. The building has been redeveloped to give all the modern insulation, efficiency, sound proofing which you would find in a modern apartment block. Whist retaining all of the architectural features throughout the historic building. Each apartment has been designed to offer beautiful views of the sea front and surrounding areas.

The last year has certainly been a journey for all of those involved in this project, especially 2020 with what was one of the coldest winters on record and then with the Covid 19 pandemic, which made it hard to continue due to lockdown and even when restrictions were lifted supplies were hard to come across but they kept focused as this was their dream.

Mark could see the prospects of such a grand Victorian building once developed, and approached local architect Nick Loomes (owner of Plaice Design) and his interior designer Emily White with the idea of developing the building. Plaice Design have provided a multi-disciplined service comprising Project Management, Landscape, Architecture, Interior Design and Environmental Design, and have offices in Felixstowe, Woodbridge and Southwold.

Nick Loomes of Plaice Design has an in-depth knowledge and appreciation of the towns history and architectural heritage. Architecturally, Alexandra House is a fine Edwardian building, well deserving of the investment it has received. Upon opening up and unravelling the house, it has revealed the skills of craftsman from a bygone age. This quality has been captured and carried through with the current redevelopment.

This conversion project has been about creating a new residential community firmly rooted into its neighbourhood. It is not just another apartment block. Each apartment has been designed to celebrate this unique setting which embraces its coastal position and fine views of the sea and promenade. The new home creates a distinctive identity and a real sense of place for each new owner. Nick is currently working at the other end of Sea Road, having designed the new Beach Café at Martello Park. It is a great joy to be given the opportunity to contribute to Felixstowe's architectural history in this way. Both of these projects are about regeneration investment and renewal for our seaside town.

To get the development to where they wanted it to be Mark and Nick decided to call upon the services of Goldcrest Construction. A local firm with an excellent reputation for quality construction and exemplary client care. Wayne Baldwin has been providing his services to the town and surrounding areas for more than 20 years and demands the highest standards of workmanship and has used a local supply chain to deliver a development he is extremely and justifiably proud of.
