House For Sale £575,000
Salisbury Road, Hoddesdon, Hertfordshire EN11

Description
Welcome Home! This spacious, detached 1930s home is unlike any three bedroom house you’ve visited before. Think space! Three double bedrooms, four car off-street parking, open plan eat-in kitchen and massive lounge space. Seeing really is believing at Orchard House.

**guide price £575,000 to £600,000**

The drive at Orchard House easily fits four cars. The owner says, “eight is actually possible, however that’s only if you are good at Tetris.” Upon entering the home you are welcomed into a roomy, bright entrance hall with brand new flooring. Walk ahead past the utility cupboard, full bathroom and then turn into the living room. This spacious room can easily become one part lounge and one part dining room.

You may be feeling a little spoiled now as you step into the kitchen and realise that here too, there is plenty of space for a dining table. The current owner has removed the wall mounted cabinets giving the sensation of even more space and light, however, there remains ample room for storing all things kitchen.

Journey out onto the raised section of this characterful, south facing garden. Wander across the grass over to the semi-secluded section of the garden that overlooks the New River. In my opinion this has the potential to be a great spot for a hot tub, or a lounging area. Alternatively, from the patio take a step down to the stone sitting area. There is gated side access, and again think space, that you can easily fit all of your bins, as well as, a large outdoor storage box.

Out in the garden is also a huge bonus room measuring an impressive 20 square metres that borders the rear boundary. It has the potential to be a home office, games room, kid’s playroom, gym; the possibilities are endless. Electricity is already wired in.

Upstairs you have three double bedrooms. The windows in all are larger than the norm. One of the unique features here is the open ceiling above the staircase allowing for a window above the stairs to really brighten the landing.

The upstairs bathroom, like most rooms in Orchard House, has been redone by the current owner (who you’ll notice has a flair for design). It has two remarkable, unique features. The first is electric underfloor heating. Second, the owner opened the original airing cupboard into the bathroom and replaced it with a walk in shower fit for a giant. A little note in the upstairs bathroom…the Breast Cancer Awareness detail on the window is an easy-to-remove decal should you prefer to remove it.

There is a professionally fitted ladder to the loft accessible above the upstairs landing. The loft is fully boarded and houses the combi boiler that was fitted in January 2017 and has been annually serviced.

A Personal Note From Me
I have to be honest here, when I went to visit Orchard House I mistakenly went in with a preconceived notion that this would be a three bed home typical to area and to the time that it was built. Boy was I wrong and my eyes sure did light up as I explored the home with the current owner. This one really is a must see! Get in touch friends.

About the area
Orchard House is about a five minute walk to Rye House Station which will deliver you to Tottenham Hale in 25 minutes and London Liverpool Street in 38 minutes approximately.

The local, independent shops are a short walk away, as is the Old Highway Park playground and recreation ground with basketball and tennis courts. You’ve also got quick, easy access to picturesque walks along both the River Lea and the New River that connect you to Stansted Abbotts, Ware and Broxbourne.

Salisbury Road is a quiet residential road popular with young families.

Historic Hoddesdon High Street is about a 15-20 minute walk away. It is just off the A10 between Broxbourne, Hertford and Ware. Hoddesdon has weekly markets on the High Street. While town centre has some typical high street shops, the number of independent, locally owned shops and restaurants is definitely on the rise.
