Description

The Property

Blacksmith's Cottage is an utterly charming two-bedroom period cottage dating back to 1750 and forms part of a terrace of equally pretty cottages in the sleepy village of Gresham. The cottage has been beautifully refurbished to provide comfortable modern living, whilst retaining its original character. There is a large rear enclosed garden featuring a fantastic summer house, currently in use as an artist's studio and off-street parking to the front.

Blacksmith's Cottage has two distinct faces, the approach from the street today would arguably have originally been the rear of the cottage, being the more diminutive single story whitewashed side of the cottage. In fact looking from what is now the garden to the rear, Blacksmiths could be an entirely different cottage with a handsome two storey classic Georgian facade. All part of the charm of this pretty cottage.

There has been a comprehensive programme of refurbishment and modernisation at Blacksmith's Cottage to create a spacious open plan sitting / dining room which spans the rear of the cottage, yet retaining the inglenook fireplace which now houses a wood burning stove. A lovely bright room with windows to the rear of the cottage and access out to the garden beyond.

The kitchen is situated in the single storey part of the cottage, off the sitting room, with a door out to the parking area. A stylish modern kitchen with oak worktops, a range cooker, integrated dishwasher and herringbone wooden floor. From here you access the utility room with plumbing for a washing machine, space for a tumble dryer and a sink.

The bathroom is on the ground floor, just beyond the kitchen and features a bath with a shower over, WC, sink and heated towel rail.

Upstairs are two bedrooms, arranged off the landing. The master bedroom is a lovely double room with a window out to the rear and adjacent is the smaller second bedroom, also with a window out to the rear.

Outside

To the rear of Blacksmith's Cottage is a large, fully enclosed garden. Immediately as you leave the cottage there is a patio area and decking with plenty of space for outside furniture to relax and read, dining furniture and BBQ to enjoy al fresco dining in the summer months.

There is a large and super versatile summer house towards the rear of the garden. Currently used as an artist's studio, it could equally lend itself to being a home office or play room.

There is also a gate to allow vehicular access to the rear of the cottage should it be required.

To the front of the cottage is a gravelled parking area.

Blacksmith's Cottage is currently a popular and successful holiday let. It has so much to offer visitors to the area - full of period cottage charm yet stylishly furnished and presented with both parking and a garden in a charming village close to the North Norfolk coast yet away from the madding crowds.

The cottage was launched in July 2020, so it had a disrupted start but during periods where guest could stay, it has been solidly booked. Blacksmith's is marketed currently with local agents, Norfolk Hideaways and whilst there are bookings in place through the Autumn and into early winter, the calendars are closed from Jan 2022, to allow flexibility for buyers who may not be keen to holiday let in the future. For those who are looking to generate a second income from their Norfolk home, Blacksmith's could be available as a turn-key with all contents included (by separate negotiation), meaning that a seamless handover of marketing and ownership could be achieved.

The Location

Blacksmith's Cottage can be found in the sleepy North Norfolk village of Gresham. Located just inland from the coast, with Sheringham and Cromer just 5 miles away and the Georgian market town of Holt around 7 miles.

The village of Gresham is one of the highest points in Norfolk, in fact on a clear day 36 churches can be spotted. The village is also the ancestral home of the famous Norfolk family of Gresham, whose members included Sir John Gresham, founder of Gresham's School, and Sir Thomas Gresham, founder of Gresham College and the Royal Exchange.

The village itself has a primary school, with high schools in both Cromer and Sheringham. There are a number of excellent private schools in the area including Beeston Hall School and Greshams at Holt. The nearest pub is only 1.5 miles away, The Wheatsheaf at West Beckham.

Trains to Norwich are available from Sheringham and Cromer and onward connections nationwide.

With activities including fine coastal walks, golf courses, sailing and bird watching all available on your doorstep this is a very special part of the world.
