Set on the renowned grassy Braunton's marshes is this 25 acre block of first-class summer grazing together with a stone field linhay and loading pen.
Braunton Marshes are set in the low-lying area to the south of the village of Braunton and running up to the historical Braunton Great field and about 1.5 miles from the village.
The marshes are renowned for their grass producing ability during the summer months and are served by a series of controlled sluices allowing water for livestock watering purposes around to all of the enclosures.
The area is also well known for its water fowl and other birds from the River Caen, close by, and the River Torridge estuary and of course is set behind the massive sand dune system at Saunton.

Basic Payment Scheme
Entitlements have been claimed on the clean land at the property. These will be transfer to a buyer on completion of the sale with the 2021 claim monies being apportioned as at completion date.
A modest annual payment is made towards the upkeep of drains for stock water supply and access tracks
The land is currently let to a local farmer who will vacate by November 2021
