Clifford Street, Chudleigh, Newton Abbot TQ13

Description
A charming and most attractive 17th century cottage set within one of the oldest streets in Chudleigh. In brief the accommodation is made up of well proportioned rooms, a modern kitchen with granite worktops and space for a dining table, living room with feature fireplace and exposed timbers, upstairs on the first floor there are three bedrooms, two doubles and a large single room and a four piece family bathroom. A generous rear garden laid to lawn completes the property.

Location Part 1

Chudleigh is a small town between Exeter and Newton Abbot, close to the edge of Dartmoor National Park and in the popular Teign Valley. Dartmoor National Park is best known for it's striking granite tors, steep wooded river valleys and heather covered moorland. Offering a wide selection of recreational opportunities such as walking, cycling, riding and fishing on the River Dart. Many of the region's finest beaches are within easy driving distance. The well regarded Chudleigh Primary School is located in the town along with regular bus services. For secondary schools you have the popular Teign School in Kingsteignton. Chudleigh offers a wealth of local amenities including shops, a cricket field, a swimming pool, football pitches, allotments, parks, two doctors surgeries, a dentist and a library.

Location Part 2

For larger shops there are supermarkets in Kingsteignton, Newton Abbot and Exeter. The market town of Totnes has a mainline railway station with direct links to London Paddington. Along with Exeter St Davids Station. There is also an international airport in Exeter. The A38 (Devon Expressway) which by-passes the town provides good access to Plymouth, Exeter and the M5 motorway network. And the A380 connects Torbay.

Accommodation Part 1

Upon arriving at the property you are immediately impressed by the mock Tudor style of the front elevation and the quaint feel of Clifford Street. The front door opens into the spacious living room with solid oak flooring which is fitted throughout the downstairs accommodation. The living room features characterful plastered walls with exposed timbers. The fireplace has a decorative wood burner (however this could potentially be connected should a new owner desire) set within a tiled hearth, brick surround and timber mantle.

Accommodation Part 2

A door leads through to the kitchen which has recently been fitted with oak fronted wall and base units with granite work surfaces over. There is a gas cooker, washing machine (included in the sale) and a sink, well-positioned beneath a window overlooking the garden and a door leading directly out. There is ample space for a dining table and chairs and a further under stairs storage cupboard.

From the kitchen, stairs rise to the first floor landing where there are doors off to all principle rooms and access hatch with pull down ladder to the loft with lighting and a power point. The area is a very impressive size with potential for conversion (subject to any necessary contents).

Accommodation Part 3

The master bedroom is positioned to the front of the cottage and has built in wardrobes with further storage cupboards above along with exposed timbers to the walls. Bedroom two has beautiful rustic timber clad walls to two sides and enjoys an exposed stone fireplace which adds a lovely focal point to the room. The third bedroom is a large single room with a window to the rear aspect overlooking the cottages garden. The bathroom is a fabulous size with a three-piece suite comprising bath with shower over, wash basin and WC. There is a window for natural ventilation.

From the kitchen/dining room, a timber door leads out to a courtyard area with a few steps up to an area of lawn with a path leading through the garden and under a trellis archway to the storage shed which has lighting and power.
