The family room also provides access to the drawing room which is to the rear of the property enjoying views of the garden through the large bay window. A feature marble fireplace sets the tone for this room.

The formal dining room is entered through double oak doors and the windows provide views of the wonderful Versailles fountain in the rear garden. The antique fireplace creates an impression with its carved dark timber surround and tiled hearth. The original 'secret door' designed as a bookcase opens back into the hallway.

The inner hallway leads you to the study, utility room, cloakroom, second staircase and the beautifully designed large kitchen/breakfast room. The bespoke inframed kitchen offers a range of wall and floor mounted units with a central island and granite work surfaces. To the first floor the galleried landing is most attractive with hallways leading to the six bedrooms. The main bedroom suite comprises of a raised sitting area, dressing room and a well appointed bathroom featuring a sunken Jacuzzi bath. The room also enjoys views of the rolling countryside.
There are a further five classically proportioned bedrooms, two of which have en suite bathrooms and a separate victorian family bathroom.

The Saddlers Annexe - With its own front access via a path off the drive the annexe holds its own and is ideally suited to an extended family or a great source of rental income having previously achieved approximately £1000 per calendar month. The Sadlers benefits from over 800 sq ft of living space, two bedrooms and its own courtyard garden.
Outside

Externally, the mansion house stands in grounds which total approximately over three acres. Set well back from the road behind its large paddock the sweeping driveway provides extensive off-road parking and access to the open fronted coach house/car port with housing for two cars. The grounds extend to the side with a large duck pond and adjoin open sloping fields and farmland to the side. The formal gardens to the rear incorporate an ornate circular water feature and fountain with a 200 year old Lebanese cedar, herbaceous borders and woodland walks beyond. The kitchen garden and orchard to the front of the house are fantastic for home produce and benefit from a number of raised beds and a greenhouse.

Furthermore the property has extensive cellarage, a gated driveway and views over its woodland and paddock to the front with St Leonard's Church at Over Whitacre in the distance.

Sellers Story

As soon as we stepped through the front door I think that we were caught up in the magic of Over Whitacre House. It had not been at the top of the viewing priority list when we were searching for a new home – but as soon as we arrived I knew that this was ‘the one’. It’s Georgian and was built in 1793 with Victorian additions and there is still a lot of that original history here – we have the Farm Worker’s Bell high up on the outside wall that was used to bring them in from the fields and the original cellars which we think might have been the kitchens at one point in it’s history. The view from every window is absolutely stunning – we are at the top of the valley so we look down onto rolling farmland and an ancient church that the original Squire used to ride to on a Sunday morning.

I love the formal drawing room with it’s high ceilings, plaster work and ornate marble fireplace. Light streams into this room from windows on two sides and it overlooks the Versailles fountain so you can always hear the tinkle of the water running. All of the rooms have huge Georgian windows – most with wooden shutters – and we have a beautiful ornate wooden floor in this room. It has a working fireplace which leads into the network of chimneys. We have some magnificent floor to ceiling curtains in this room and have decorated it in warm creams and golds to catch and hold the play of light from the windows. A white Rambling Rector rose climbs over the outside of one of these windows and the air is full of its scent in the summer with the windows open.

The grounds are full of wildlife – we have three sections of mature bluebell woods, an open duck pond, formal gardens with a rose and lavender walkway and a Georgian vegetable kitchen garden. There are bats, wild deer, badgers, rabbits and all sorts of birdlife – including nesting Tawny Owls in the wood. One early evening I saw a little white bundle sitting in the middle of the lawn. I went down to investigate and found an owl chick who had fallen a very long way out of the nest. We couldn’t get him back up there as it was over 20 feet up but he was unhurt, if a bit surprised! We took him to the local wildlife rescue centre who raised him into adulthood and then we bought him home to release – it was a lovely sight seeing him soar off across the fields at twilight.

I have enjoyed being the custodian of the house and it was been great to restore it to its former glory. We have tried to keep everything in keeping with it’s heritage so decoration is muted but with some great statement rooms which have allowed us to make maximum use of the space and height. The biggest transformation has been in the grounds and gardens where we have done a huge amount of work – I have loved planting our orchard and nurturing some fantastic plant specimens which give us bountiful fruit that you just can’t find on the high street – we grow quinces, medlars and some rare heritage apples and peaches.

I am going to miss the house dreadfully but I have very elderly parents who live in Sutton and I just need to be on-hand when they need me. The house brings a lot of joy and happiness so I feel that we’re ready to hand it onto it’s next family.
