House For Sale £300,000
The Station Master's House, Sanquhar DG4

Description
The Station Master's House is a unique three bedroom home, restored to a very high standard with many original features evident.

The Station Master's House is the former Sanquhar Station building, and dates back to the mid-19th century. The building has now been restored to its former glory, blending in modern fixtures and fittings to create a luxurious home. The station itself is still in use, with Glasgow Central being reached in 1 hour 20 minutes, and London in only 5 hours.

Key Features
This immaculately presented property offers generous and flexible accommodation, high quality fittings throughout, off street parking, a garage, and a sunny enclosed garden and patio.

Accommodation This Grade C Listed property is entered via a smart timber-clad entrance porch, which in turn leads into a very generous L-shaped hallway. The kitchen/breakfast room has been fitted with an excellent range of bespoke timber cabinets with granite worksurfaces, and there is a large central island with breakfast bar. This room boasts a dual aspect and provides direct access to the utility room/rear porch and a smart modern shower room.
The sitting room is a lovely size and benefits from a multi-fuel stove and windows on three elevations. Doors from the sitting room and kitchen lead through to the dining room, which is a delightful reception room with stone flagged floor, exposed stone walls and overlooks the railway platform. This would have been where the waiting area was located when the station was operational.
There are three spacious double bedrooms, two of which are rear aspect and have built-in storage. One bedroom boasts an en suite shower room. The main bathroom has been beautifully finished and offers a freestanding bath and separate shower cubicle.

Evident throughout this property are high ceilings, large sash windows, refurbished doors taken from Glasgow tenement buildings, original railway memorabilia (which may be available by negotiation) and views across to the hills in the distance. The renovation has been a labour of love and the building was taken back to brick in most areas. The roof was completely renewed, new electrics and plumbing installed and the garage, shower room and utility room extensions added by the present owners.

Outside The sunny south-west facing garden and patio are located to the front of the property, enclosed by a charming white picket fence. The large stone flags were re-purposed after originally coming from a mill, and there is a small area of lawn. To the rear is a covered paved patio overlooking the platform.
The gated driveway provides off street parking for two vehicles, and leads to the attached single garage.

Location The former Royal Burgh of Sanquhar is a small market town in the Nith Valley and is surrounded by striking scenery. It lies in close proximity to ranges of interesting hills on either side, the Carsphairn and Scaur range to the west and the Lowther hills to the south east. Located almost directly half way between Ayr and Dumfries on the A76, the town is served by a range of shops and amenities, and this region of southern Scotland is an ideal base for all sorts of activities including mountain biking, golf, walking and visiting attractions such as Drumlanrig Castle (some 10 miles to the south).
There are direct train services every two hours southbound to Dumfries in 27 minutes and northbound to Glasgow Central in 1 hour 16 minutes. London can be reached in just over 5 hours.

Directions As you come into Sanquhar from the south on the A76, pass through the narrow section of road at the Tolbooth Museum, and then turn right onto Church Road. Take the second right onto Station Road and the Station Master's House can be found at the head of this road.
