Clochandighter extends to 41.49 hectares (102.52 acres), comprising 33.61ha of commercial conifer species or thereby, and the balance comprising mixed broadleaves, and open ground. This is an opportunity to acquire a mixed woodland offering potential (subject to obtaining the necessary felling permissions) for income generation from timber sales and flexibility in species choices for restructuring.

Location and directions

From Aberdeen city centre take the A92 south. On crossing the Bridge of Dee, continue for three miles and take the slipway to Findon. At the first roundabout take the third exit and continue for 200 yards to a second roundabout, taking the second exit. Follow this road for approximately one mile and turn right signposted to Maryculter, continuing on this road for approximately two miles. 200 yards beyond the property ‘Birken Braes’ turn right and immediately first right and proceed along this road for 150 yards to the entrance to the property.

Access

A forest road extends for approximately 10m into the property and thereafter access is on foot from this point, over well-defined paths. The C30K public road is classified as an Agreed Route in the Timber Transport Forum’s Agreed Routes Map.

Description

Clochandighter was established in 1961 and has partially gone through restructuring. Remaining mature crops are dominated by stands of Lodgepole pine /Hybrid larch in mixture (11.9ha), and discrete stands of mature Sitka spruce (approximately 3.13ha), and Lodgepole pine (1.89ha). Windblow is now endemic in the Lodgepole/Hybrid larch and extensive in the Lodgepole pine. The mature crops exhibit good form and provide an opportunity for timber income, subject to gaining the relevant permissions. Second rotation commercial crops, established in 2009, comprise Sitka spruce in mixture with Scots pine and larch, extending to 16.69ha or thereby. These are showing vigorous growth. Areas of mixed broadleaves and open ground, created in 2009, have been supplemented by naturally regenerating conifers. There is an extensive network of open ground associated with service wayleaves.

Third Party Rights and Burdens

The Property will be sold subject to and with the benefit of all servitude rights, burdens, reservations and any other third-party rights howsoever constituted.

The following are of particular note:

• a third party right of access to the reservoir by the route shown in blue on the Sale Plan;
• a third party right to use and maintain the main underground water pipes leading form the reservoir indicated in yellow on the Sale Plan;
• a third party right to lead overhead transmission lines indicated in red on the Sale Plan;
Sporting rights
Sporting rights are included and are unlet. Clochandighter has a small population of roe deer.

Boundaries

The boundary of the woodland has been maintained in a stock-proof condition where it meets such agricultural uses, and these are mutual and maintained at the joint expense of neighbouring proprietors.

Minerals

There is no reservation of minerals other than the standard coal reservation.
Prospective purchasers should take extreme care in the vicinity of the disused Clochandighter (Badentoy) Quarry. A Stage 1 Geoenvironmental Investigation Report on Clochandighter Quarry is available on request from the Selling Agents.
