situation The land at Moult Farm is situated between the villages of Malborough and the harbour town of Salcombe in the South Hams area of South Devon. Salcombe is about 1 mile distant and the village of Malborough about 1 mile.

The town of Kingsbridge is about 4 miles distant and the A38 connection and Wrangaton, connecting to the M5 motorway and national road network about 15 miles to the north.

Description The land at Moult Farm comprises a total of some 26.98 acres (10.92 hectares) of agricultural land, the full extent of which is as approximately outlined in red, blue green and yellow on the site plan.

The land is being offered for sale as a whole or in a combination of lots as may suit buyer's requirements.

The land is all down to grass with a combination of gentle, moderate and in places steep north, east, south and west facing slopes.

The entrance to the land may be gained through a gateway in the south-east corner of field number Lot 1 or through existing gateways (albeit grown in) off the Devon County Council owned track against the north boundary into Lots 3 & 4.

In the event that Lot 2 is sold as a separate lot, then the buyer will be permitted to install their own gateway off the council maintained road bordering the south boundary. The buyer of this lot will be responsible for gaining planning or any other necessary consents to allow this to happen.

Services A mains water supply is connected to a cattle drinking trough near the entrance gate into Lot 1.

In the event that the land is sold in a number of lots then the seller reserves the right to provide an easement across Lot 1 in favour of the other lots in order that they will have their own sub metered mains water supply. The supply and installation of any pipework, meter and any other associated equipment for each lot will be undertaken by the buyer of each of the lots within three months following legal completion.

All land that may disturbed in carrying out this work must be reinstated by the respective buyer (s) as found on commencement of any work taking place.

Fencing In the event that the land is sold in separate lots, then the buyer of each lot will be required to supply and erect a standard agricultural stock-proof fence against their boundary with the other lots, within three months following legal completion.

Public rights of way There is one public right of way which crosses the land, as approximately shown by the green dotted line on the site plan.

Overage clause An overage clause will apply in relation to the sale of this property such that 25% of the uplift in value will be paid to the seller (or their successors in title) in the event that planning consent is gained for change of use to residential or commercial. This clause will apply for a period of 30 years from the date of legal completion and this clause will be triggered on the date of planning consent being granted.
