House For Sale £1,695,000
Camberwell Grove, Camberwell SE5

Description
Incredible Grade II listed Georgian house of 1948 square feet. With two entrances (and indeed exits), it’s set over five floors - five bedrooms and two bathrooms are on the upper three floors; on the lower two you have a double-reception and guest lavatory plus a large kitchen/dining room.

For outside space, you have a walled, low-maintenance east-facing city garden of circa 35 feet (with St. Giles Church spire views) and a west-facing terrace off the top bedroom. The house is being sold chain free.

You’re in glorious Camberwell Grove ca heartland here, close to central Camberwell, Denmark Hill Station (Fare Zone 2), and to Lyndhurst Primary School.

Boasting impressive architecture, Camberwell Grove - the very worthy star of a charming episode of the bbc series ‘The Secret History of Our Streets’ (2016) - follows the line of a grove of mesmerising mature plane trees which once led from a Tudor manor house which afforded an excellent view of the City of London (just three miles to the north).

What a first impression - even the railings are listed! In the front door and you land in a smart hall with pleasing panel work. To your right is a formal through-reception which stretches over 21 feet. Welcome features include wooden floors, built-in book-shelving, beautiful wooden box work and shutters, and an attractive fireplace. This floor also has a handy downstairs w.c. And priceless storage space by the back door (for coats, shoes, brollies and sports stuff).

The lower ground floor delivers a large open-plan kitchen/dining room of over 21 feet by over 15 feet. The fitted kitchen is a navy Shaker-style affair with wooden counters. There’s lots of under stairs storage accessed from the dining end of the room, plus corner book-shelving. You can bring your groceries straight in on this level, and there’s also a second door leading you out to the back garden.

The garden is a classy affair, with an acer, tree fern and olive in residence.

Heading up to the first floor, you’ll first find a high-end bathroom with free-standing bath (at half-landing level). Next are two double bedrooms. The first on your left is a respectable double of over 10 feet each way. To the front of the house is a large carpeted master bedroom of over 15 feet by 12, with twin sash windows (gorgeous box work here again) and a generous bank of closets to one wall.

Heading up again, find the property’s second bathroom - with white suite plus over bath shower. A square sash provides leafy views.

On the second floor proper, you’ve got two bedrooms similarly-generous in size to those downstairs. In both rooms the floor treatment is stripped and treated floorboards, and as throughout, you’ve got old school style radiators.

The final floor’s a delightful double-aspect double bedroom of over 16 feet by over 13 feet. Two independent doors provide access to the private and substantial roof terrace - of over 16 feet by over 8 feet. The perfect spot for a quiet read, a sunbathe, or a cocktail at sunset (and Camberwell's pink skies are legendary).

Denmark Hill Station is a short eight minute walk for Fare Zone 2 regular and Overground services. Camberwell Church Street is also close for excellent day and night bus routes.

Lyndhurst and Dog Kennel Hill primaries are close. The Dulwich independent schools are but a short drive, as is The Villa Nursery and Pre-Prep. School (on Lyndhurst Grove).

A large Sainsbury’s store is located on Dog Kennel Hill, or nip down to new M&S Food Hall on Lordship Lane. The Hill Bakery is a classy locals' favourite on Grove Lane (just delicious loaves, and delicious deli bits too).

Central Camberwell has a strong gastronomic offering - some of our favourites are The Camberwell Arms, Silk Road, Nandine and Theo’s. You’ve got good pubs locally, too: Grove House Tavern (now one of Parched Pub's portfolio), The Hermits Cave, The Crooked Well, Stormbird, The Phoenix, The Tiger and The Joiners Arms are all friendly spots.

Zen Yoga Studio is close and also Butterfly Tennis Club. Camberwell’s leisure centre is nearby too (walk three minutes) with its recently-refurbished pool and gym facilities in a grand Victorian setting.

South London is laden with green space - some local bits we like include Lettsom Gardens, St. Giles Churchyard, Myatt’s Fields Park, Ruskin Park and Lucas Gardens. Brockwell Park, Peckham Rye Park & Common, Burgess Park and even Dulwich and Greenwich Parks are all easily reached too.

For more restaurants and social options, Peckham (Ganapati is our top recommendation here), Brixton, Herne Hill and East Dulwich are all SE5’s neighbouring towns with lots of independent offerings, plus markets, pop-ups and the like.
