Outline planning permission granted by Tonbridge and Malling Council dated 8th August 2019 reference 19/01381/oa for 2 dwellings with all matters reserved for consideration at detailed planning application stage. The planning application refers to land at Cobbetts 8 Warren Rd as the land was the original garden to that property. However, the postal address will be The Downs.

Onsite measurements have yet to be concluded although reference to the planning application drawings suggests each plot will have the following approximate measurements:

(Plot 1) about 85m deep x 18.5m wide (width measurement taken across the indicative property ridge line)
(Plot 2) about 82m deep x 22.5m wide (width measurement taken across the indicative property ridge line)

Plot 1 is about 1572m2/0.39 acre
Plot 2 is about 1845m2/0.46 acre

Note: The boundary between the two plots as shown on the planning drawings will continue in a straight line through the area marked 'woodland retained'. The area inside the redline is that which has the benefit of the planning consent for residential use. Additionally, although the area marked 'woodland retained' has to remain as woodland, it's possible that the area benefits from residential use by virtue of having previously been within the curtilage of 8 Warren Road, the previous 'host' property.

Consented Dwellings

As the planning permission is in outline with all matters reserved the size of each dwelling has not been defined although the Design and Access Statement suggests the scale of the dwellings should match the adjacent properties which are two storey. The indicative layout shows two identical dwelling footprints, which if they are two storey dwellings, indicate an external area of 230m2/2475 sq ft each.

Services

Mains electricity, water and gas run along The Downs then continue through the land approximately under the area of the proposed driveway. Surface water disposal will need to be by way of soakaways on site. As foul mains drainage is in The Downs the buyer will either need to provided private foul drainage system for the proposed dwellings or treat with Southern Water and/or the neighbours for access to the foul main.

Viewing

Do not drive to the site without an appointment as the gate is locked and there is no other means of turning around in The Downs without driving onto the land, for which an appointment will be required.
