2 bed Flat For Sale £750,000
Nevill Road, London N16

Description
This contemporary two-bedroom apartment has been thoughtfully refurbished to create a light-filled sanctuary, which unfolds behind a classical façade. The owners worked with the architectural designer Haruhito Tomi, who fully remodelled the space and added a glass box extension on the rear balcony. The home occupies the upper parts of an end of terrace Victorian building on Nevill Road, Stoke Newington, and has been carefully designed and curated for modern living. Arranged over two floors and with a private, west-facing balcony, the original architectural features of the Victorian exterior belie the contemporary nature of the home within.

The Tour

The house sits on the corner of Nevill Road and Knebworth Road. A yellow timber door opens into the ground floor hall, revealing materials, textures and colours that have been carefully chosen to ensure a sense of contemporary harmony. Stairs ascend to the first floor, where a black timber door surround frames the living space at the front of the plan. Parquet flooring in engineered oak and white walls create a pared-back aesthetic; bespoke storage units sit in alcoves on either side of the original fireplace, which has a marble surround.

The central kitchen is open to the living space. Here, soft blue-grey cabinets sit harmoniously below the light quartz worktop and above large panel porcelain floor tiles. There is a dining area to the rear of the plan, which lies underneath a contemporary glass box extension; three large glass panels form the external wall and ceiling, with narrow black dividers between each panel creating a sense of volume. High ceilings emphasise this feeling of space and the double aspect ensures natural light abounds.

Stairs lead to the second floor, where the double aspect main bedroom can be found at the front of the plan. Light grey walls contrast beautifully with an original black fire grate and surround. Two timber-framed sash windows open to Nevill Road and a further sash window opens to the side aspect, which serves the work snug and closet that have been created behind a three-quarter height partition at the bedhead. A further double bedroom sits to the rear and features timber floorboards salvaged from the floor below. The bathroom is accessed through a reeded glass pocket door off the hall; this has a Japanese-style bath, black walls, black and white floor tiles and a dark-tinted mirror ceiling, with a roof light allowing natural light in.

Outdoor Space

The glass box extension was constructed on part of the west-facing balcony, which is accessed off the dining area. The current owners opted to leave a section of the balcony as outside space.

The Area

This quiet terrace of Victorian houses on Nevill Road is located within easy reach of the independent shops, cafes, restaurants and pubs of Stoke Newington and Newington Green; Esters and Jolene are particular neighbourhood favourites. Much-loved Church Street is home to The Spence Bakery, Whole Foods and The Good Egg, as well as many other independent businesses. A short walk away is Primeur; recently described as “the perfect neighbourhood restaurant”, it serves modern European cuisine and natural wine.

There are several green spaces nearby; Abney Park & Cemetery and Clissold Park with its tennis courts, cafe, beautiful lakes, and resident deer are local favourites. Stoke Newington is very popular with young families, in part due to the number of good schools in the area. Particularly noteworthy are the Betty Layward Primary and Stoke Newington School.

Nevill Road is closed to through traffic and located on the main cycle route between Stoke Newington and the City (CS1). Canonbury, Dalston Kingsland and Stoke Newington stations are all within walking distance of Nevill Road and run London Overground services to Liverpool Street in around 10 minutes, or Highbury & Islington in around two minutes, for connections to the Underground. A number of buses run into central London and the neighbouring Dalston area.
