2 bed Flat For Sale £750,000
Mercers Road, Tufnell Park, London N19

Description
Gazing down from the top three floors of a charming Victorian conversion in Tufnell Park, this spacious two-bedroom flat feels breezy and suffused with light and calm.

Brickworks Says

If its perch above the loveliest corner of the neighbourhood doesn't captivate you, the soothing atmosphere of this two-bedroom flat most certainly will. With an entrance on the first floor of a classic conversion and a floorplan that is split over three more levels, this space feels more maison than maisonette.

A light filled triple-height hallway first leads you to a serene bedroom and a beautifully remodelled bathroom finished with ice-blue tilework. Climbing the spindle staircase another half-floor a fresh, open-plan kitchen/living room/dining room greets you, awash with light and punctuated by two original fireplaces, one replete with period tiles. Upstairs is an airy bedroom, its large dormer window showcasing views of Highgate, and ideal for a master bedroom or a nursery under the eaves. Every inch of this flat has been reimagined over the years, and the result is a crisp, cohesive space that feels both pristine and welcoming.

The Mercers Road/Highwood Road enclave of Tufnell Park is a remarkably community-minded neighbourhood that has a monthly play street, hosts an annual street party and even has its own WhatsApp group. The outstanding Yerbury School is around the corner, and the City and West End are only 20 minutes away from walkable Northern and Piccadilly Line stations. Nearby Holloway Road also offers multiple regular bus routes. The independent shops, boutiques and restaurants of Campdale Road and Fortess Road are a short stroll away. Hampstead Heath is not much further afield (or a quick drive), for dips in the Parliament Hill Lido or rambles in the wood.

The Owners Says

We call our home the house in the sky. Although it is strictly a flat, the triple-height hallway and layout over three floors makes it feel more like a house, and most definitely a much-loved home. When we moved in a decade ago it had been rented out and left unloved. Despite needing a total remodel, its elegant bones and stunning light at every level showed its true colours from day one.

Many years (and builders) later, it has become a very happy and sociable home, hosting dinners, lunches and, increasingly, welcoming smiling babies and growing families through its door. Our beautiful front garden, a riot of colour from spring through to winter, has been a similar labour of love and often receives warm remarks from passers-by.

It is with a heavy heart that we leave this beautiful home and incredibly special enclave: A true village community, brimming with families old and young, who all know how lucky they are to live in such a peaceful and friendly nook of Tufnell Park.

Points To Consider

The EPC gives a current Energy Efficiency Rating: D.

In the Borough of Islington, the flat falls into Council Tax Band E (£1,485.99).

One of only three in the building, the flat has a share of freehold with 99 years remaining on the lease. There is no service charge or ground rent.

Over the past 10 years, the current owners have updated and remodelled the entire flat, extending into the loft and adding a new large dormer window and staircase, creating a larger than average open-plan living area on the second floor, commissioning bespoke alcove bookshelves in the living room and lighted shelving in the loft bedroom, installing a new Harvey Jones kitchen, fitting a new boiler, laying engineered wood flooring and carpets, soundproofing the space, fitting new double-glazed sash windows at the front of the property and in the loft bedroom, fitting a new bathroom with underfloor heating and Fired Earth tiles, new lighting and rewiring throughout, redecorating using Farrow & Ball and Fired Earth paint, replacing the flat roof at the back of the property, repointing each chimney, remodelling the communal areas and installing motion sensors and new lighting, installing new door locks, re-landscaping the garden and repainting the front exterior of the building.
