Description
Fully booked for viewings, please call to be placed on our reserve list. A beautiful period cottage in one of our most sought-after villages. Much improved by the current owners it has a stylish, high-quality finish throughout and generous attractive gardens.

The Property
From the moment you enter the property, this cottage has such an inviting air. The cottage retains a cosy feel throughout whilst still benefitting from surprisingly good proportions and has been lovingly improved in many areas by the current owners. These improvements include replacement double glazed windows in hardwood oak to fit in with the period of the cottage.
From the front you enter into a spacious reception hall, which can double as a snug. The stairs rise to the first floor with a useful cupboard under, and to one side an archway leads through to a separate dining room with attractive stone fireplace with herringbone brick inset and woodburner-style electric fire for a no-hassle cosy glow. Recessed downlighters give a more practical and contemporary touch to the lighting. Beyond the reception hall, a further door opens to a spacious dual aspect living room. To one side a further stone fireplace houses a Clearview multi-fuel stove creating a focal point for the cooler months, whilst to the other end of the room French doors and full-length side panels let in plenty of natural light and allow you to spill out onto the garden in the summer months.

At the rear of the cottage the kitchen / breakfast room is simply stunning. Beautifully appointed it has a contemporary cottage feel, fitted with Neptune units in a tasteful sage grey and with light granite worktops over. A Belfast-style butler sink adds to the period feel and neutral rustic metro tiling gives a timeless look to the splash-backs. The floor is a traditional and practical quarry tile. To one end a gas-fired Cream 4-Oven aga provides the traditional way of cooking with roasting, baking, simmering and warming ovens as well as the traditional simmering / boiling plates to the top. There are integrated appliances discreetly tucked away including fridge, freezer and dishwasher. There is also an integral waste-bin drawer and larder unit, and extra features such as wine-glass storage and bottle rack as well as the infinitely useful deep pan drawers. To one side there is space for a dual-fuel range cooker (included in the sale) to give you an alternative during the summer months should you wish, but also incredibly useful for those who like to entertain.

Beyond the kitchen is a separate utility area with ceramic tiled flooring and door opening out straight into the rear garden. There’s space and plumbing here for your washing machine with handy shelves above and further space to one side for an extra fridge/ freezer or alternative appliance if you need it.
On the first floor are four attractive bedrooms and a generous, well-appointed family bathroom. The master bedroom to one end has a double fitted wardrobe and also benefits from an en suite shower room with heritage style suite including corner WC, large shower cubicle with electric shower, wash hand basin, white metro tiling and heated towel rail / radiator.

There are two further double bedrooms, the second bedroom being a generous double room and the third bedroom currently used as a single but would be an ample double room. The fourth bedroom is an attractive single room with outlook over the garden.

The family bathroom is particularly spacious and has double glazed windows to the rear. Again, fitted with a heritage style suite to complement the age of the cottage, it includes low level WC, wash hand basin, corner bath and separate large corner shower cubicle with mains shower. Tongue and groove panelling, chrome ladder radiator / towel rail and recessed downlighters complete the look. To one corner is an under-eaves storage area which provides useful extra space.

Outside
To the front of the property, attractive wrought iron railings border a gravelled front garden with flower borders alongside the cottage and pathway to the front door.

To one side is a large gravelled parking area providing ample off-road parking for several vehicles and access to the garage / store. This has an up and over door and is subdivided into storage and workshop areas with power and light connected. A rear door opens into the garden and there is also a side pedestrian gate leading from the parking area.

The rear garden enjoys a south-westerly aspect making the most of the sunshine for most of the day. The whole plot, extends to c.0.44 acres with the majority lying to the rear. The current owners are clearly keen gardeners and have created an attractive space with extensive lawns and borders with evergreen shrubs and conifers for all-year-round structure. To one side is a chicken coup, and mature laurel hedging giving privacy. Further down the garden, an arbour and trellis give further structure and screen a timber greenhouse, further aluminium greenhouse and raised beds. At the bottom of a garden the village brook borders the garden, perfect for a shallow paddle! There is also a hidden compost / storage area to one corner.

Closer to the house, a good size patio extends across the rear of the cottage and allows plenty of room for al fresco dining and relaxing. There is also an outside tap.

Agents Note
The property is located in a designated conservation area.

Dowlish Wake is a very attractive village just two miles south-east of the thriving market town of Ilminster and away from main roads giving you peace and quiet. Whilst Ilminster offers a superb range of independent shops and two town centre supermarkets, the village of Dowlish Wake has its own traditional pub “The New Inn” which also offers accommodation, and a popular Cider Mill with its own well stocked farm shop.

The village sits either side of the small Dowlish Brook with its pretty 17th century packhorse bridge, and a pleasant stream runs past many of the village properties. St Andrews Church stands at the northern end of the village with the adjacent Speke Hall acting as the village hall. The Lawrence Kellett Playing Field is a large recreation ground with football pitch and children’s playground, as well as newly erected Pavilion and Croquet Lawns.
