House For Sale £650,000
Mansfield Road, London E17

Description
A spacious and immaculately finished two bedroom brick-fronted Victorian terrace in the beating heart of Walthamstow. Here you have an expansive lounge/diner, downstairs WC, skylit bathroom and landscaped, south-facing rear garden, plus so much that makes our borough so special right on your doorstep.

Fancy a stroll? The Walthamstow Wetlands, a 500 acre nature reserve rich with blue and green space, is just a mile on foot (or a five minute cycle away). It's the perfect place to unwind.

If you lived here

You'll be hosting friends and family in your charming 255 square foot lounge/diner with mosaic parquet timber flooring underfoot, storage space and a delectable leafy view framed by patio doors. Slide these open for your landscaped garden, here a pristine patio leads to paving flanked by expertly curated Mediterranean plants (including fragrant Jasmine) and on to a timber pergola and deck. Glorious.

Back inside and the ground floor's completed by a handy WC and your 110 square foot kitchen, complete with a white suite of cabinets and classic bay window. Upstairs and both bedrooms are impeccable, generous doubles of around 130 square feet with twin windows and built-in storage. The bathroom sits between them, an effortlessly contemporary space with a rainfall shower over the clawfoot tub, cerulean blue walls and a recessed Belfast sink. Finally, head up to the second storey for your beautifully bright and versatile 140 square foot alcove room and its twin skylights and wealth of storage.

Outside, Walthamstow Central station is an eleven minute walk, for direct twenty minute runs to Oxford Circus or Liverpool Street. Just up from the station is the Empire Cinema entertainment complex with nine screens, plus the amenities of Hoe Street. From here Walthamstow Village is a five minute stroll and well worth a visit – its leafy, historic streets host mouthwatering eateries, artisanal shops, charming foodie pubs and the neon feast for the senses that is God's Own Junkyard.

What else?

- Walthamstow has excellent schools and here is no exception, you have twenty three primary/secondary schools in a one mile radius alone, all rated 'Good' or better by Ofsted and including the 'Outstanding' Greenleaf Primary just half a mile away on foot.
- crate St James is a thriving collection of entrepreneurial start ups including street food outlets, hairdressers and a pub with outdoor seating. It's nine minutes away on foot.
- For your new local we have to recommend a personal favourite, The Chequers (a historic alehouse which burned down in 1791 and was rebuilt the following year), a wonderful gourmet pub with a patio beer garden, delicious food and all sorts of little nooks and crannies to squirrel away in.

A word from the owner...

"We have loved our time at 2B, making this house our home over the five years that we’ve lived here. The creation of the garden at the rear of the house has been a real highlight, it was invaluable having this space during the lockdowns of 2020 and 2021 and we will be incredibly sad to leave it behind but hope that the new owners love it as much as we do.
The house is incredibly well located for all of the great stuff that Walthamstow has to offer; be that eating and drinking Crate St James Street, socialising in the Village, shopping on the high street, walking in the Wetlands or running in the Forest and the many tap rooms at Blackhorse Road."
