The St James area hosts an array of fabulous things to see and do, as well as delicious options for eating and drinking. The ever-evolving entrepreneurs at crate St James will sate rumbling bellies and a whole lot more besides. Here you'll find everything from ecological start-ups through to a dressmakers.

If you lived here...

You'll be enjoying making your mark on a generous family home that's brimming with possibility. Let's start with the beautifully ornate ceiling moulding in the hallway before taking a left into the 145 square foot lounge. With a bay window, more original Victorian moulding overhead and fireplace with mantel, the fundamentals here are strong. Next door your 100 square foot dining room could be knocked through for a large, dual aspect reception, depending on your vision.

Continue though and the kitchen/diner's 125 square feet, while next door sits a handy WC and bathroom and that has slate flooring and a traditional white suite with a shower. Between the two is your garden access – step out here for a lengthy section of lawn bisected by paths. Some canny landscaping out here could transform this into a superb solace. Back inside and head up the stairs for your huge 165 square foot master bedroom with twin windows filling the space with natural light. There's a tranquil double bedroom next door and two more generous singles to the rear with scope to be renovated as you see fit. Lastly, the second bathroom comes dressed in a traditional white suite with a shower over the tub, and your cellar's an incredible 315 square feet.

Outside, Walthamstow High Street is five minutes' walk, for an extensive choice of shops, cafes and supermarkets as well as the renowned street market. Closer to home you're just a three minute stroll from St James Street train station for direct twenty minute runs to the City, or a nine minute walk to Blackhorse Road to reach the West End just as quickly on the Victoria line. If it's nature you're craving then you're a mere eight minute walk from St James Park. Lee Valley Park's closer still or just keep heading west for our incredible 500-acre Walthamstow Wetlands.

What else?- Bonner's Fish Bar on nearby Northcote Road is one of the best fish and chip takeaways in the area and close enough that it'll still be piping hot when you get home.
- Take the ten minute walk up the High Street and you come to the Walthamstow Mall, Empire Cinema and Hoe Street, with its wide range of independent shops, cafes, pubs and bars, and the gorgeous leafy environs of The Village beyond.
- You're just a nine minute walk from South Grove Primary School, one of five schools within a mile of your home rated 'Outstanding' by Ofsted.

A word from the owner...

"Having owned the property since 1979 I have seen a regeneration of the area for the better. With access to the Walthamstow wetlands within walking distance gives the impression you are in the countryside with great walks and cycling down the river lea. To the right of the top end of Hazelwood road is St James street station which goes directly into Liverpool street in 20 mins, it great for when I once worked in the city. In the opposite direction is Blackhorse Road Station on the Victoria line. Excellent shopping round the corner in the high street and many bargains to be had in the bustling market!"
