House For Sale £485,000
Cotswold Road North, Windmill Hill, Bristol BS3

Description
This exceptional two-bedroom home occupies a central position on Cotswold Road North in the popular Windmill Hill area of Bristol. Internal accommodation spans approximately 1,035 sq ft and unfolds over three floors in a highly space-efficient layout, with a south-facing balcony and two roof terraces that enjoy views across Cotswold Green. The house also has excellent levels of energy efficiency. Bedminster railway station is a short stroll away, with Bristol city centre and Temple Meads station less than 20 minutes on foot.

The Tour

Two access points serve the house from street level: The primary front entrance and an adjacent roller shutter door, which unfurls to reveal large windows and a timber-framed door that opens directly to the ground floor studio. Currently used as an artist’s workshop, this beautifully bright space could easily be converted to a third bedroom, additional living space or private off-street parking. Painted poured concrete runs underfoot and there is an interconnected utility space and shower room at the rear.

A solid timber staircase on the westerly side of the plan connects the ground floor to the storeys above. Optimising the excellent levels of natural light, the first-floor living space is arranged in a predominantly open-plan layout, with deep skylights overhead that invite an excellent quality of light to flood in. Solid timber flooring and an underfloor heating system extend underfoot.

The exceptionally well-organised kitchen has Corian worktops and Neff appliances, which have been neatly built into bespoke cabinetry. The adjacent living area is characterised by a pair of sliding glass doors on one side that open the entire space to a plant-strewn balcony. This is a wonderfully private spot concealed from street level, with seating areas on either side, sun throughout the day and views onto Cotswold Green and the cityscape beyond.

A split-level landing leads to the second bedroom; this is another bright space with plenty of storage, large expanses of glazing and access to the sedum roof. The bathroom is positioned adjacently. The main bedroom can be found at the top of the house, where there is a second garden roof terrace laid to gravel.

The house has been designed with energy efficiency in mind and has a heat recovery system, excellent levels of insulation and six photovoltaic panels. Street parking is freely available directly outside the house.

The Area

Bristol has a thriving art and music scene, home to both Arnolfini and Spike Island, which lead a well-regarded annual programme of contemporary exhibitions and performances. The Watershed, a much-loved institution located along the harbourside, hosts talks and events alongside a programme of independent film screenings.

The thriving food scene across the city has grown exponentially in recent years. A diverse selection of restaurants has cropped up in the centre and surrounding neighbourhoods, such as Sonny Stores, headed by former River Cafe chef Pegs Quinn, and The Bristol Loaf, a combined artisan bakery, cafe, greengrocer, wine store and cheesemonger. The rich offering of independent restaurants, bars and cafes at Whapping Wharf is easily reached on foot from Cotswold Road North and the green open space of Victoria Park is also nearby.

The inter-city railway provides an easy link to Bristol Temple Meads from Bedminster station, which is a minute’s walk away; Temple Meads is also reachable on foot in around 20 minutes. Connections to London from Temple Meads are excellent, with direct services to Paddington in approximately one hour and 34 minutes. Bath Spa is an 11-minute journey by train and there is easy access to the surrounding countryside and the Devon and Dorset coastlines. Bristol International Airport is reachable by car or bus in around 30 minutes.
