Each studio apartment comes fully furnished to a high standard. Your studio will come complete with a double bed, mattress, storage cupboards, television, study desk and chair, a full size oven, two ring hob and a fridge/freezer. In addition to this included is also a few kitchen appliances; a microwave, kettle and toaster.
X1 The Studios is a secure living space. The Studios are equipped with secure fob entry access as well as on-site evening security (running from 7pm to 7am) and 24/7 CCTV.
X1 The Studios are ideal for university students and working professionals alike. The building is approximately a ten-minute walk to Liverpool one shopping centre (170 top shops, restaurants, bars and cafes) and is within walking distance to all of the major university campuses. Tenancy length:
We offer both student and residential contracts at X1 The Studios. Student contracts are available for 48 weeks from September running till August. We accept payment in three installments, in line with your student loan payments (Each installment will be for 16-weeks of rent).
Non-student, or residential, contracts are available for a minimum period of 6 months (26 weeks), paid monthly. Residential tenants must be referenced via our external referencing agent. Alternative payments dates may be available upon request.
What is included within my weekly rental price:
Bills (Water, Electric and WiFi)
Access to the onsite gymnasium
Access to the cinema room (Including Sky TV plus movies and sports)
Access to the games room (7ft Pool Table and Table Football)
Exclusive access to X1 social events throughout the year
Entry to our spot prize competitions (one lucky tenant is selected for a prize each month)
What’s not included in the weekly rent price:
TV licence.
Council tax ().
Car parking, available on request; secure underground parking (£75 per month).
Booking a room?
If you decide to book one of our stunning studio rooms, we will require a deposit, there are two options.
Tenants can pay a 1 week non-refundable service charge to Reposit directly. Like a traditional deposit, you will remain liable for any unreasonable damage or rent arrears. For more information please see or,
We ask for a £300.00 deposit which will be registered with the Deposit Protection Scheme. This deposit is refunded at the end of your tenancy, provided there is no unreasonable damage or rent arrears. This deposit can be paid online via

Guarantor forms to be completed by a U.K. Homeowner, working guarantor and returned along with copy of I.D and recent utility bill (we cannot accept retired individuals as guarantors, these will also need to be referenced through uktenantdata)
Copy of tenants I.D - student I.D, driving license, or passport
International students will need to provide proof of sponsorship if they do not have a UK guarantor and all visa documentation to prove their right to rent
