House For Sale £615,000
Odessa Road, Forest Gate, London E7

Description
Down a quiet road dotted with pretty brick-fronted Victorians, this two-bedroom house in Forest Gate has its own back patio garden and an artful design that meanders around period features.

Brickworks Says

Personality can be hard to come by in an average London terraced home, but this two-bedroom house has it, and then some. Classic materials—wood, brass, brick—contrast with playful patterns, yet the resulting space feels relaxed and harmonious.

A bold colour scheme sets off the fireplace in the bay-fronted living room, the ornate plasterwork entryway and the full-height bookcase surround in the formal dining room. The luxe-meets-shaker kitchen seamlessly extends the original Victorian floorplan. From there, it's out to the patio garden, with its mature climbers and easterly light.

Upstairs are two bedrooms—a nicely proportioned master and a spare that's perfect as a nursery or work-from-home office looking down on the garden. Finishing it off, there is a spa-like shower room with custom mid-century vanity, sleek fittings and clean-lined design.

Forest Gate is tucked away between Hackney Marshes and the southwest corner of vast Epping Forest. It's an area that's evolving fast, with indie shops, cafés and pubs popping up, plus a weekly Leytonstone farmers' market every Sunday (less than a minutes' walk from the house). Transport-wise, Central Line at Leyton is walkable, and Forest Gate station is a stop on the Elizabeth Line, set to open in 2022, which will offer superfast service to the City, the West End and Heathrow.

Owners Say

We had so much fun building our first home in Forest Gate. We have a lovely little garden where the sun shines all day long during the summer months. It's the perfect spot to enjoy dinner al fresco with a glass of wine.

Lots of places have opened since we moved here two years ago. We particularly love Wild Goose, the South African-inspired bakery, and Burgess & Hall wine bar in the shops set under the arches on Winchelsea Road. We're also close to Wanstead Flats and Park, which are great for nature walks.

Points To Consider

The EPC gives a current Energy Efficiency and Environmental Impact Rating: D.

In the Borough of Waltham Forest, the flat falls into Council Tax Band C (£1565 in 2021/22).

Over the last two years, the current owners have completely updated the house, top to bottom. The work included: Fitted double-glazed sash windows and a new front door, repointed the front façade, new kitchen extension and boiler, new bathroom, laid reclaimed timber flooring, replaced the roof on the kitchen extension, repainted throughout, updated sockets and switches, fitted new radiators and added floorboards in the attic space.
