House For Sale £950,000
St John's Road, Crowborough, East Sussex TN6

Description
This light-filled five-bedroom home is situated on a substantial plot in Crowborough, East Sussex. Originally constructed around the late 1960s, it has recently been extensively refurbished and modernised by the current owners, and is surrounded by substantial gardens to the front and rear. Set upon an elevated position on the edge of Ashdown Forest and within walking distance of the town centre, the house has far-reaching views towards the beautiful North Downs. Internal space extends over 1,800 sq ft, unfolding across two storeys, and includes a separate, self-contained annexe.

The Tour

The house unfolds across the first and ground floors, with the main section sitting underneath a pitched roof and a linked section to the east, which lies underneath a flat roof. There is parking for several cars on the front driveway. Entrance is through a door set beneath a canopy, which opens into a central hall where a glazed partition delineates the boundary to the living room. A WC lies off the hall and Amtico flooring extends underfoot throughout the level.

The living spaces are configured laterally to capitalise on the outstanding views across the treetops and towards the North Downs, which are framed by large windows that let in wonderful levels of natural light. The living area lies at the front of the plan with the dining area to the rear, the sections demarcated by an exposed black steel beam at ceiling height. The living room has a freestanding wood burner with a flue that exits into an exposed brick chimney breast, plus a tall radiator that adds a splash of brassy colour.

The modern kitchen lies at the centre of the ground floor plan, extending through to the rear. This space is replete with dark cabinetry that runs below Calacutta marble worktops, which surround the integrated gas hob. An island/breakfast bar sits at one end of the worktop and enjoys far-reaching views framed by a window in the rear elevation, underneath which sits a dark cast-iron radiator. A wide window over the double sink offers views towards the North Downs and the open countryside beyond.

The kitchen also provides access to a utility room at its eastern end, as well as the self-contained annexe. This contains a double bedroom with an en suite shower/WC to the front and a kitchen/living room to the rear.

A set of open-tread stairs lead from the entrance hall to the first-floor landing, where a large window ensures excellent levels of natural light. The main bedroom spans the full depth of the plan; finished in dark blue, it has large windows at the front and rear, as well as a balcony that enjoys glorious views to the north. Three further bedrooms can also be found on this level, one of which is currently used as an office; there is also a dedicated walk-in dressing room with mirrored wardrobes. A family bathroom and a separate shower/WC complete the plan on this level.

Outdoor Space

The home is set back from St John’s Road behind a substantial front garden, with mature trees marking the borders of the slightly sloping, elevated plot. The main garden is landscaped to provide two main sections: A patio area for alfresco dining, plus a lower section of lawn to the rear. The garden occupies a secluded position and is bounded by a mix of mature trees and shrubs, including a small Acer tree.

A garden studio lies in the north-eastern corner, clad in horizontal black timber and with a set of powder-coated, metal-framed, glazed double doors at its centre. The studio is currently used to provide health and beauty treatments but could easily be put to alternate use.

The Area

The house is located in the St John’s area of Crowborough and on the edge of the 6,500 acre Ashdown Forest. The town centre is within easy walking distance and is home to a selection of independent and national retailers, including Waitrose. The general area is well-served by schools, both public and private, including Tonbridge, Sevenoaks, Holmwood House, The Mead and Mayfield. St John’s Primary School is a short walk west.

The spa town of Royal Tunbridge Wells is a 20-minute drive north along the A26, offering a wide range of restaurants, theatres, coffee shops and supermarkets. Of particular note is The Pantiles, a Georgian shopping promenade of independent cafes and restaurants. There is also an excellent range of pubs in the town, including the Sussex Arms and Ragged Trousers. The A26 provides access to the town of Lewes 17 miles south, which also sits just off the A27, providing connection with the A23 London to Brighton road.

Crowborough railway station is located around 2.5 miles to the east, at the bottom of Crowborough Hill, providing a direct link to London Bridge with a journey time of around one hour.
