Description

The Manor of Broad Marston is included in the Domesday Book and according to county records, the existing Manor was built around 1245 by the Bushell family and retained in the same ownership for almost 400 years until 1623 when the property was sold to Sir Thomas Bennett.
Grade II listed, Broad Marston Manor displays many period features typical of its age, including an impressive inglenook fireplace in the drawing room, flagstone and stripped flooring, leaded mullioned windows, exposed ceiling beams and wattle and daub timber framed walls alongside a beautiful Jacobean staircase.

Currently there is no cabinets installed in the kitchen/breakfast room which will allow the future owner to create their dream kitchen. The stairs gives access to the bedroom accommodation which is set out over two floors. There are seven bedrooms, five of which are en suite, and a shower room. All bedrooms are individual and a number have vaulted ceilings and exposed timbers.

Across the courtyard is the Victorian Coach House with four bedrooms all en suite, kitchen/breakfast room with Aga, living room and downstairs lobby with cloakroom.

The Tythe Barn is of part medieval construction with original cruck frame bays, flagstone floors and has been restored and re-roofed to an exemplary standard in Cotswold stone slates and reclaimed tiles with a timber clad. Attached are further outbuildings including a workshop and bull pen.

Broad Marston Manor is approached via a tree lined drive to a large gravelled courtyard incorporating the Manor House, Coach House and 14th century Grade II* Tythe Barn.

The stone Dovecote is also Grade II listed and dates from the early 17th century. It incorporates around 700 individual nesting boxes.

The gardens and grounds wrap around the property on all four sides creating a feeling of privacy and seclusion. Mainly laid to lawn with a variety of mature parkland trees, the gardens include an attractive pond with stone steps into the glade, and a range of well stocked mature borders surrounding the house with a formal enclosed lawned garden to the rear. Beyond the gardens and Tythe Barn is the meadow grass paddock extending to about one acre which is enclosed by post and rail fencing with double wooden gates providing separate access onto Priory Lane.

The sale of the property presents an exciting opportunity to purchase a charming period property situated in the heart of a popular and thriving Cotswold village.

The property has flooded in recent years. The Local Authority are working with the Environment Agency on a flood mitigation scheme using woodland in the Heart of England Forest.

Acreage: 4.66 Acres
