Property insight
Ensum Brown are delighted to offer sale this simply stunning period cottage, located within a short walking distance to the town centre and on a generous plot with beautifully landscaped gardens with outbuilding. This must be one of the best cottages of its type that we have had the pleasure to market in Royston!

Entering this home, you will be immediately wowed, the accommodation has been completed to an outstanding standard and with the perfect combination of a period feel and retained features, along with more contemporary finishing, it's a perfect combination. The ground floor includes two reception rooms of almost equal proportions. To the front a lounge with feature open fireplace, recessed storage and display shelving and going to the rear a dining room with a further feature fireplace, both have sash windows allowing light to flood in. Accessed from the dining room you have a cellar that has been fully tanked that is used as a snug/cinema room by the current owners, but use this room as you wish.

Completing the ground floor accommodation is a kitchen to the rear with a lobby that gives access to the rear garden. The kitchen is fitted with a range of wall and base units with work surfaces over and housing a Butler sink. There is space for a range oven and gas hob, integrated dishwasher, fridge/freezer and plumbing for a washing machine. Nicely completed with tiled splash backs, tiled flooring and with inset ceiling spotlights.

Going to the first floor, this home continues to impress. Off the landing, you have two double bedrooms, both with feature fireplaces. Unlike many period homes, this has the bathroom on the first floor. The bathroom has been re-fitted with a luxury four-piece suite in white and includes a shower cubicle, bath, vanity unit housing a wash hand basin and low level w.c. Completed with part tiled walls, wood effect flooring and with a chrome heated towel rail.

You will already be sold on this home when you've finished looking around inside, but when you see the garden you'll be wanting to get packing! The rear garden has been beautifully landscaped with a patio area immediately off the rear of the property which then steps up to a large lawned area with flower and shrub borders. To the rear of the plot is a raised decking area with timber outbuilding that has power and light connected and offers complete versatility of use.
