House For Sale £300,000
Sainte Foy Avenue, Lichfield WS13

Description
The property

Introduction & Approach

Located on the sought-after Darwin Park (or ‘The Waitrose Development’ to those from Lichfield), this fabulous home will delight all viewers. Buyers familiar with modern developments will be delighted to learn that this property is Freehold and comes without any maintenance or service costs. To the rear of the property is a garage and driveway set within a separate block that is accessed from Newbold Close.

Approaching by foot, the house is set back from the Sainte Foy Avenue pavement with a charming front garden with mature shrubbery and a slabbed pathway leading straight to the newly installed (September 2021) composite front door.

Ground Floor

Once inside, viewers will immediately note the neutral décor with carpeted staircase to the first floor to the immediate right and tiled flooring laid underfoot. This flooring is laid throughout the entire ground floor, including the guest wc which is accessed straight ahead of the entrance and includes a wc and a modern rectangular wash basin with cabinet underneath that, not only obscures the plumbing but, offers a clever storage solution.

To the left of the hallway is an angled doorway through to the open plan kitchen with dining. The stylish kitchen suite was fitted in 2018 and features fetching grey hi-gloss facias with roll top surfaces and integrated Neff appliances. These include the four-burner gas hob with retractable overhead extractor and electric oven underneath. There is also an integrated dishwasher and plumbing available for a washing machine. The composite sink and drainer has an extra-large sink bowl and a fabulous swan neck mixer tap. Originally the suite had a protruding counter with fridge and freezer underneath, however the new suite has replaced this with a marvellous breakfast bar that offers a peaceful area to relax and entertain guests for coffee.

To the rear of the room is a large open area that is perfect for a family dining table to the right-hand side, in front of the French patio doors, also installed in September 2021. There is further space for a sofa and American-style fridge-freezer if desired to the rear left of the room. Finally, a door to the front of the dining area accesses the understairs storage cupboard.

First Floor

Moving up the carpeted staircase, viewers find themselves at a long landing area with doors leading off to the lounge and first of three bedrooms that this home offers. There is also a second staircase to the front of the hallway that leads up to the second floor. Similar to the hallway below, the landing area has a double-glazed window to the front to allow plenty of natural light. It’s worth noting that all exterior windows and doors are double-glazed, where applicable.

The lounge at the rear of the first floor spans the full width of the house with two large windows looking out over Darwin Park, with Christ Church visible in the distance. The flooring is of a good quality, wood-effect laminate with plenty of space for a sofa suite, entertainment unit and cabinets.

To the front of the ground floor is bedroom three which also has wood-effect laminate flooring and, for the smallest bedroom in the house, is an excellent-sized double bedroom.

Second Floor

The second floor landing forms a narrow corridor with doors leading off to the remaining two double bedrooms and the family bathroom. Viewers will have noticed upon arrival that the house has three full-height storeys with a roof on top (rather than the second floor being built into the eaves) and therefore there is also access to an generous loft space above.

The master bedroom is again to the rear and is the largest of the three double bedrooms whilst also having access to a wonderful en suite shower room. The shower has been recently refitted to include sleek, glossy tiles and a large storm shower head. The suite is completed by a large wash basin, toilet, extractor fan and chrome heated towel rail. Another superb feature of the master bedroom is the view of Lichfield cathedral from the rear windows.

Bedroom two spans the full width of the house to the front, including a wide airing cupboard housing the water tank (the main boiler is secluded within the kitchen suite) as well as offering further storage space above the stairwell. This bedroom is a superb double that is currently utilised as a dressing room, as shown in the photos.

The family bathroom is a delightful clean suite that features a bathtub with shower-head mixer tap, wash basin, toilet, extractor fan and chrome towel rail.

Outside

Viewers will be delighted to discover the private garden to the rear of the house that is the ideal area to relax with tall fencing, tree and mature shrubbery to help maintain privacy. The garden begins from the French doors with a slabbed patio that narrows into a path to the left of the lawn, leading toward the secure gate. The gate provides easy access for the new owners to walk out to the parking area where the driveway and garage are positioned.
