House For Sale £850,000
Northcote Road, London E17

Description
A grand and striking five bedroom Warner family terrace, bursting with character and vintage charm across three floors and more than 1500 square feet of living space. A rare find, and all located moments from Walthamstow High Street.

Design & Decor may need updating here and there, but between the huge living space and enviable location, the fundamentals couldn't be stronger. And there's a wealth of original features you'll want to keep.

If you lived here…

Your iconic brick Warner frontage is timelessly impressive, echoing the turn of the century style personified by Walthamstow's first mayor Sir Thomas Courtenay Warner. Signature Walthamstow architecture and still some of the most sought after housing around. Superb local schools and a wealth of natural green space complete the appeal.

Inside, your lounge and dining room come in at 180 and 150 square feet respectively, both spaces floored with lovingly preserved vintage timber. Ornate ceiling roses sit overhead, there's wealth of natural light to the front from that large bay window while your dining room looks out to the garden via your sheltered side return. Connect the two and you'll have a dual aspect through lounge more than twenty five foot in length.

Step past your handy spare WC and under stairs storage for your kitchen, finished in a mix of terracotta and cream. Outside, your garden's a sheltered mix of patio and beds. There's plenty of mature greenery to play with and some green fingered attention out here will work wonders. Up your beautiful timber stairs and your master bedroom perfectly demonstrates the vast proportions of the period, totalling 225 square foot with more of that delectable vintage flooring.

Bedrooms two and three are both substantial doubles in their own right, replete with original features from overhead mouldings to ornate mantelpieces. Your family bathroom completes the storey, tiled in white from floor to ceiling and with a shower over the tub. Into the loft – no Dormer conversion this but an integral part of the original architecture – for another pair of double bedrooms, each bright and skylit.

Outside, and St James Street station is just five minutes walk away. From here it's just twenty minutes direct to Liverpool Street, putting the City less than a half hour away door to door. Blackhorse Road is just as close for direct Victoria line routes to the West End. Walthamstow High Street itself is also on your doorstep; barely 300 yards to the bottom of Europe's longest street market. Stroll further up and you have the Walthamstow Mall, a whole host of stores and cafes, plus the Empire Cinema entertainment complex, with nine screens and half a dozen adjacent restaurants.

What else?

- Local schools are plentiful and excellent. There are twenty deemed 'Good' or better by Ofsted less than a mile away on foot, five of which are rated 'Outstanding'.
- The open green space of Lee Valley Park is just moments away, while London's largest nature reserve, the 500 acre, Green Flag award winning Walthamstow Wetlands is well worth the fifteen minute walk. You'll forget you're in London.
- Our latest social hub of Crate St James is next door to its namesake station, just moments away, and home to a huge range of independent offerings from burger joints to taprooms and yoga studios.

A word from the owner...

"This has been our warm, comfy family home since 1997. The period setting is quite idyllic and very endearing. During this time we have found Walthamstow to be a bustling, yet quiet and understated place to live. There are many local shops and restaurants close by on the high street, and even more along the famous Walthamstow Market – which is the longest outdoor street market in Europe. For a peaceful local walk or a bike ride we would head out to Walthamstow Wetlands, or Walthamstow Mashes (which are both adjacent to the historic Essex-Middlesex border on the River Lea), or further afield to Epping Forest - a significant and immersive green belt area. All this so easily accessible for wellbeing and escaping to nature, and yet there are exceptionally good travel connections into the city via the two local Overground train stations - St James Street and Blackhorse Road, with frequent Victoria Line tube services from the latter. Walthamstow is great, but living on Northcote Road has been a particularly friendly, community-spirited and amenable place to live, and throughout the years our neighbours have been quite wonderful people with no intentions to leave.

This community is peaceful and supportive. Although it is time for us to move on, we know that anyone fortunate enough to take our place within this fine, period property with a most unique two storey extension - and a not-to-be-repeated planning approval - will very quickly find themselves feeling at home within this adorable and endearing setting."
