3 bed Flat For Sale £700,000
Harefield Road, Brockley SE4

Description
*** Guide Price £700,000 - £750,000 ***

What a rare find! A great size, share of freehold, three bedroom ground floor apartment with sole use of an 85’ mature South facing garden, garage and off street parking to the front.

Offered to the market for the first time in almost 25 years, this wonderful home has undergone much improvement in recent years, including a kitchen extension with fabulous bi-fold doors onto the patio area. (Further improvement including planning permission for replacement front windows has been delayed over the last year).

The 19’ lounge feels huge with the lovely high ceilings and large bay window, whilst the kitchen diner seems to be the hub of the home. The largest bedroom has dual aspect views over the garden, whilst a further bonus is the cellar has good head height.

The home is set in the Brockley Conservation Area, and within 100 metres of the Overground and the many independent bars cafes and bistros. For those with schools on their mind, Good and Outstanding is the choice nearby – Ofsted.

What The Seller Says

As long time residents in Brockley, we have seen many changes over the years to the thriving community it is now. Transport links were always good and the advent of the overground has improved these greatly, providing a range of all- round options to get where you need to be.

Local shops are within easy walking distance, as are coffee shops, restaurants, bars and pubs – there is literally everything you need pretty much on the doorstep, which is incredibly handy for that last minute pint of milk or something you forgot on the “big shop”. Gp surgeries, vet, pet grooming, parks are all in easy reach with or without a car.

Hilly Fields is the nearest local park where there is always something going on – Saturday morning park run and football for kids, cricket & the annual summer fayre in the summer, personal training and exercise classes, yoga, picnics, August Bank Holiday children’s fun fair, outdoor cinema, basketball and tennis courts, lovely Pistachio the café (good coffee and / or hot chocolate), Nordic walking, to mention just a few!

There is usually an impromptu New Year’s Eve party in the park as well – which has grown in popularity over the years from a few dozen hardy souls to a few hundred to a proper crowd these days. Always good fun.

Watching the seasons change on the trees has always been a treat when out walking the dog. Nunhead Cemetery is a short drive away and fabulous for views into town, but even closer is Ladywell Cemetery with its wonderful stillness which makes you wonder how it can be in Zone 2.

It has always been lovely to have a large private garden which is great for summer entertaining (many BBQ's have taken place, birthdays etc), or simply relaxing – recently of course that has been so much more appreciated. The sun really only disappears around 7pm or so in the summer so it’s a great place to spend time on those warm summer days, followed by a glass of wine on a balmy summer evening. If there is a reasonable snow fall, there is also enough ground to make a fairly decent snowman too!

Whilst there is no controlled parking on the road, it is both convenient and comforting to know that getting the shopping in will be easy with no need to carry bags down the road. Very handy for various deliveries too as there is always somewhere for a van to drop off. The benefits of the garage have been many! Motorbike & bicycle storage, workshop, ad hoc gym, general storage unit…

Brockley is a lovely place to live – you’ll have to remind yourself you’re in Zone 2 and home in seconds from the train (unless you stop in at Parlez!). We hope you will love it as much as we have. Welcome & enjoy!
