House For Sale £995,000
Commercial Way, Peckham SE15

Description
Grade II listed detached Georgian house with south-facing garden of over 100 feet. At 1468 square feet and over four floors, the house serves up many retained period features (both internally and externally), three or four bedrooms, a large bathroom, and both formal and casual reception spaces.

The current owner and family have enjoyed the house for several decades, having originally acquired the property from a local church. Stations? Walk 15 minutes to Peckham Rye or Queens Road Peckham stations. Both are on the Overground line and Fare Zone 2. Freehold.

This one-off home boasts an interesting past having once had a ‘rubber goods’ factory at the foot of its garden (where you’ll now find a fragrant and beautiful chamomile lawn), and the access to this being through the house and garden. The property is rather a grand surprise in its setting (neighbouring Furley and Friary Roads have smaller Georgian homes) and turns many a head of passing foot or car traffic

There’s a whole lot to look at; its extensive listing detail includes ‘trellised loggia framing 4-panel door with fluted quarter columns, cornice head and patterned fanlight’ plus ‘a cast-iron ornamental balcony… which has tall round-arched sash windows with glazing bars in moulded architraves with console bracketed cornices’.

Up a few stairs to the front door and you open into a hall with office or bedroom to your left. A central stairwell lies beyond, and beyond this a formal reception room with incredible fireplace that’s original to the house.

French doors open out onto the extraordinary walled garden which has been beautifully landscaped and is over 100 feet, then extends further to the left where the former factory would have stood. Here an octagonal green house as well as a wooden summer house. The garden’s well-established with fruiting and flowering plants and trees, including a mature wisteria and weeping pear.

Downstairs (which has front and rear access too: The former servants’ quarters) and you have a large kitchen/dining room which extends over 27 feet by over 10. Beyond this is a handy guest lavatory which is also useful for keeping gardening bits. An interesting external store, once used for coal, is accessed from the front.

On the first floor you have a large bedroom of over 13 feet by over 11 feet, a generous landing area with built-in original dresser, and a big bathroom that’s neat and clean. On the second floor are two large bedrooms to front and rear (over 12 feet by over 11 and over 12 feet by over 10). An original built-in cupboard sits between the two rooms on the landing.

Walk just eight minutes to Peckham’s iconic, Stirling Prize winning Library (designed by Will Alsop). Next door, Peckham Pulse has good gym and swim facilities plus classes, and you can take the canal path from just outside here down to Burgess Park and beyond.

There’s a lovely weekly Farmers’ Market in Peckham Square every Sunday 9am to 1pm, and Bellenden Road and Rye Lane are also close for independent shops (plus the high street staples, supermarkets and fruit and veg stalls) and plenty of places to spend your dosh and attend events, exhibitions, etc. We particularly like The Bussey Building & Copeland Park, Peckham Levels, Review Bookstore, Ganapati, Artusi, and Sally Butcher’s Persepolis (Persia, in Peckham!).

In the warmer months, rooftop drinks with a sunset are a must at Frank’s or The Bussey rooftop bars. Grade II listed and gorgeous Asylum Chapel is also close with regular concerts and events.

Looking ahead, there’s even more on the horizon for SE15: The Peckham Coal Line and regeneration of and around Peckham Rye Station are exciting items bubbling.

Camberwell and New Cross aren’t far either for more options. Ual Camberwell campus is close, as is Goldsmiths University.
