Situation:

Lower Haroldston occupies a most pleasant and private setting on the periphery of the Pembrokeshire Coast National Park in one of the quieter locations within the county and being elevated from the nearby tidal waters of the Western Cleddau and lying within a mile or so of the centre of the town of Haverfordwest, which as the principal administrative centre for the coastal county of Pembrokeshire benefits from an extensive range of amenities and facilities with local services being available in nearby Merlins Bridge. Follow this road for approximately half a mile before turning left. Proceed on this road for approximately quarter of a mile and turn left and this road will then lead to Lower Haroldston.

Description:

Lower Haroldston historically was a traditional Pembrokeshire dairy farm although in recent years the land has been used for grazing and cropping and the buildings used for storage. The farm is located in a belt of highly productive agricultural land and comprises a block of well regarded pasture together with a parcel of land that lies alongside the Western Cleddau that can be described as salt marsh and amenity land. The property is approached through country lanes, with a council maintained roadway leading to the drive which then opens into the farmstead which affords the residence and buildings being more particularly described as follows:

Externally:

The residence enjoys a pleasant outlook towards the river from the fore with a seating area that takes full advantage of the views. To the rear and side is a lawned area, part of which was a small vegetable plot and this includes mature apple trees and various shrubs. This is also a greenhouse and log store.

The Outbuildings:

The buildings at Lower Haroldston are typical of a farmstead development with traditionally constructed buildings close to the residence and more modern portal frame buildings that are readily adaptable for a variety of uses around concreted yards. The traditionally constructed buildings are a mix of stone and block walls under corrugated cement fibre style or box profile clad roof coverings and include a mill shed and cow shed with adjoining dairy. There is a further cow shed with lean to and further dairy and quite possibly the buildings could be converted to residential use subject to the necessary consents being obtained.

Within the field to the rear of the farmstead there is an open fronted shed 9m x 13.5m (29' x 44') being of 3 bay timber construction with corrugated iron cladding. The majority of the farm buildings are set around concrete yard and these include: Hay shed 13.6m x 20m (44' x 65') & lean-tos 13.6m x 15.5m (44' x 50') with compacted earth floor being steel portal frame with infill block walls with corrugated iron cladding. Milking bale, collecting yard & dairy. Silage clamp being a steel portal framed building with rendered infill walls and lean-to
calf shed ideally suited for storage of block walls under a corrugated asbestos roof with concrete floor. Former piggery, calf cotts, garage of block walls under a corrugated iron roof.

The Land:

A plan of the land is attached for identification purposes only. The farm extends in total to some 100 acres or thereabouts with all the land being readily accessible from the farmstead and several fields fronting onto the adopted highway. The land briefly comprises 80 acres of level good quality highly productive pasture land divided into useful sized enclosures being well fenced and gated and with suitable access to mains water with the remaining land including amenity woodland and an area alongside the tidal waters of the river which presumably could be described as salt marsh. These areas would no doubt be of interest to those considering an environmental project.

Services:

Mains water, electricity are connected. Drainage is to a private system and the property benefits from full oil fired central heating and with the majority of the windows being UPVC double glazed. Mains and natural water to the majority of the field.

Tenure: Freehold with vacant possession upon completion. There are no basic payments included in the sale. It should be noted that there are Public Footpaths crossing this property particularly to the fore of the residence, but the residence is elevated from the footpath.

Local authority: Pembrokeshire County Council, County Hall, Haverfordwest, Pembrokeshire SA61 1TP. Tel:

General Remarks:

The sale of Lower Haroldston offers purchasers the opportunity to acquire a very pleasantly located farm in a relatively private setting being within 5 minutes or so of the centre of Haverfordwest and all of the amenities that the town has to offer. Enjoying a very pleasant aspect overlooking the river, this is a property that has to be viewed in order to be fully appreciated. The farm includes a deceptively spacious residence that is centrally heated and double glazed and has well proportioned rooms and stands in pleasant grounds. There is a most useful range of outbuildings that include traditional outbuildings that may have some conversion potential, subject to the necessary planning consents being obtained, whilst the more modern buildings are of steel portal frame construction and are suitable for a variety of uses, again subject to the necessary consents being obtained. The land includes a productive block of well managed inherently fertile pasture land together with an additional area of amenity land and salt marsh. Properties of this nature rarely come onto the open market and viewing is therefore highly recommended.

N.B. The vendors may consider offers on a reduced acreage.
