General Information
South Town is situated in the North Nesting area which lies on the east side of Shetland approximately 18 miles north of Lerwick, the location putting both Lerwick & Brae / Sullom Voe within easy commuting distance.

There are several local shops in the area, at South Nesting approximately 5 miles to the south, Vidlin to the north (approximately 7 miles), and Voe, all with fuel pumps, South Nesting and Vidlin also having a primary school.

Since their purchase in 2017 the sellers have upgraded the heating with new electric panel heaters in the upstairs bedrooms, 'Herschel Far' infra-red heaters in the two downstairs reception rooms, and a storage heater in the kitchen. The property has also been completely re-wired, an electric shower fitted in the downstairs toilet, electric immersion heater installed to supply the kitchen sink and shower room wash hand basin, whilst upstairs the ceilings have been re-lined and insulated and new internal doors fitted.

The attached former byre has been stripped out and the floor levelled. It is currently used for storage but could potentially be converted to form additional living accommodation, a studio or workshop although this would be subject to the usual consents required and prospective purchasers should satisfy themselves in this regard.

Accommodation
The front door opens to a small kitchenette with fitted units including an inset sink, gas hob and plumbing for a washing machine (appliance available by separate negotiation (including the under-counter freezer in the byre). A sliding door opens to a shower room with electric shower, WC & wash hand basin, vinyl flooring being laid through the kitchen & shower room.

A further door from the kitchenette opens to a small hallway with doors to two reception rooms, both having windows with views to the front of the house, and a carpeted stair to the first floor.

Property location
Laxfirth is situated off the B9075 Nesting loop road. Approaching from the south, drive to Skellister Stores at South Nesting and follow the road left to Billister & North Nesting. After about 4½ miles turn right to Laxfirth, Billister & North Nesting Hall. Pass the hall and take the second turning on the left (up a small hill). 'South Town' is the third house on the left by the road side. The Nesting road continues northwards from Laxfirth to Laxo where it meets up with the B9071 Vidlin road. From there it is short drive to get back to the main A970 road north.
