If you lived here

You'll be stretching out in a rare find indeed. This superb example of local Victorian architecture features double bay windows front and back and the generous proportions of the period. Combined with a wealth of extra features and that excellent location, with so much that makes our borough so special on your doorstep, you have a real treasure of a family home.

Your twenty six foot long through lounge is immediately impressive and the perfect hosting space. Rich, dark, artfully restored vintage floorboards run underfoot, with ornate ceiling roses overhead and twin jet black hearths and mantels serving as striking centrepieces. The dual aspect lets natural light flood in. Next is your sparkling kitchen/diner, another bright and generous affair.

In here there's more of that gorgeously characterful vintage flooring running throughout and sleek, glossy white cabinets spanning two sides. Work surfaces are smart grey granite effect, there's a mirror-shiny Lincoln green splashback and you have a full complement of high end integrated appliances. Step out through the bay windowed patio doors for your gem of a rear garden. A lengthy, secluded patio, rife with thriving foliage, gives way to a lush length of lawn surrounded by timber fencing and screening greenery.

Back inside your ground floor's completed by a handy WC, while head upstairs for your master bedroom, 270 square foot with bay window and balcony it's quite the suite in its own right. Bedrooms two and three are both solid doubles, with the latter featuring a fitted double wardrobe and bedroom two having a Juliet balcony with covetable garden views. Finally your family bathroom; gleaming in white and grey with freestanding tub and a walk in rainfall shower. Beautiful.

Outside and you're less than a half mile on foot from Walthamstow Central station and its speedy, direct twenty minute runs to Oxford Circus and Liverpool Street via the Victoria line and overground respectively, putting both the City and West End within easy reach. Just as close is Walthamstow Village, our leafy collection of peaceful, part-pedestrianised streets justly renowned for the wealth of independent wining and dining establishment. There's an easy two dozen diverse spots here, offering everything from artisanal gins to genuine tapas. No matter how esoteric your tastes you're sure to find a favourite.

What else?

- Parents will be pleased to know you have no fewer than six 'Outstanding' primary/secondary schools less than a mile away on foot, with a further twenty two deemed 'Good' and just as handy.
- With the loft space already boarded and insulated, and that spacious cellar to develop, you have plenty of scope to stretch your imagination here, perhaps even adding your own whole new storey as your neighbours have done (subject to the usual permissions). Thanks to the generous room sizes, there's also plenty of space to add en suites upstairs, should you wish.
- Our much loved green gem of Lloyd Park, with landscaped gardens, cafes and courts, is just a five minute walk away. Perfect for evening strolls with furry friends.

A word from the owners...

"We have lived here for 9 years but sadly will be leaving our beautiful house to relocate. It has been a wonderful home. The large bay windows offer amazing light and together with the high ceilings and large rooms the house provides a spacious and comfortable place to live. The garden is full of mature shrubs and trees and in the Spring and Summer particularly the garden is full of colour and scent. It's so quiet its hard to believe that we are in London!
The location Is perfect for us. Only 5 to 10 minutes walk will take you to the market and shops, the village area with its pubs and restaurants, the museum and park, and the tube and bus station. Easy access to Epping Forest and the Wetlands provide great places to be surrounded by nature . The neighbourhood is very friendly with a real sense of community. We have loved living here and are sure that the next owners will feel the same."
