Description

Mowbrays Farmhouse is a fine substantial timber framed former manor house in the centre of this popular and conveniently located village on the borders of Essex and Cambridgeshire.

Dating back to the 15th century, Mowbrays is Grade II* listed and was originally one of the manors of Ickleton with immense history over the last five centuries. The house has belonged to Clare College, Cambridge since the beginning of the 19th century and is on the market for the first time in nearly 200 years.

Over the years the fabric of the building has been maintained by the College including, most recently, work to the timber frame in the corner of the kitchen which involved re-rendering the gable in chestnut lathes and lime plaster. The house offers scope for improvement in various areas and to kitchen and bathroom facilities in particular. It is remarkably unspoilt with fine interiors dating back to the 18th and 19th centuries. The house has great potential for sympathetic modernisation and improvement subject to the necessary consents.

The accommodation extends to approximately 5,120 sqft over two floors plus extensive cellars beneath part of the ground floor. On the ground floor there is a parquet floored reception hallway off which are a number of panelled rooms, including a fine drawing room with stripped pine panelling and window seats beneath double hung sash windows with working shutters.

At first floor level there are seven bedrooms approached by two staircases and a relatively modern bathroom. The property is a rare example of an unspoilt historic house with huge potential in a prime commutable village with excellent access to Cambridge and the extensive medical and pharmaceutical hub within its hinterland on the south side of the city.

To the front of the house the cottage style gardens are surrounded by a low brick and flint wall within which is a large shingled forecourt with a mature tree. There is traditional herbaceous planting surrounding and lawned gardens which wrap around the house. To the side there is an undercroft storage room and a small paved area next to French doors leading into the rear reception room. The churchyard comes up to the rear elevation of the house.

The remainder of the grounds are accessed through a pair of tall wrought iron gates to the side of the house. Originally leading through to the large farmyard which contained a number of beautiful timber framed barns (now converted to an attractive small scheme of conversions in private ownership). The rest of the grounds are divided into two levels. To the left as one enters the grounds is a brick range of former stables divided into a number of separate spaces including an open bay car port with brick floor, a small former tack room and former stables. Beyond this the grounds open out and there is a large open bay barn with pan tiled roof offering potential for conversion (subject to any necessary consents). The upper level is also walled with a number of mature trees and laid to grass.

To the rear of the house a passageway leads to the cellars which sit beneath part of the ground floor of the house.

In all about 0.56 acres.

An overage agreement will be included as part of the sale limiting occupation of the site to a single dwelling house. Further details are available from the vendor's sole agents.

Square Footage: 5120 sq ft
