Description

Built in 1836 this fine, late Georgian house is Grade II Listed being of architectural or historical interest and was originally the home of the Steward to the Cathedral. Constructed with gault brick in Flemish bond with freestone quoins under a slate hipped roof, its symmetrical three storey facade, incorporating two impressive full height windows with traceired elliptical heads, was clearly designed to maximise its stunning outlook.

A two storey addition was added to the rear in the early to mid 1990s. The importance of this wonderful home is further highlighted by the fact that the postal code is unique to Park House. The contrast Park House offers is quite extraordinary - once crossing the threshold and leaving the hustle and bustle of the city behind, you are immediately struck at how quiet it is and the views to the rear making it more reminiscent of those of a country estate.
The accommodation, arranged over three floors, has considerable charm and character and the majority of the rooms benefit from a dual aspect creating an extremely light and airy feel throughout.

A side entrance provides access to a laundry room, cloakroom and deep storage cupboard, which could potentially be converted to a shower room, if desired. Off this area is a well equipped kitchen/breakfast room with a range of base and wall cabinets, integrated oven, four ring gas hob with extractor fan over and ample space for fridge/freezer, washing machine and tumble dryer. A spacious dining room is a particularly fine room and ideal for family and social entertaining. There is an attractive cast iron fireplace with ornate timber surround and mantle, exposed timber floor, further useful storage cupboard, staircase to first floor and the principal front entrance door, with its stuccoed architrave and large acanthus console brackets, provides access to the front garden. A cosy sitting room leads on from the dining room which also has an exposed timber floor, fireplace with marble and timber surround, as well as fitted bookshelves to both alcoves.

The first floor accommodation consists of two bedrooms, a double which has an en suite shower and a good single presently used by the current owner as a study. A superb drawing room completes the accommodation at this level and is a stunning feature of the property. Two original full height windows allow light to flood in and provide the best vantage point from which to admire the property's amazing setting and the various events held within the park, including the annual spectacular firework display. A charming staircase with feature arched window leads to the second floor accommodation where there are a further two double bedrooms and bathroom.

For such a centrally located property where parking is at a premium, Park House has a large gravelled area, accessed via a wrought iron gated entrance off Broad Street, providing parking for two to three cars. Enjoying a westerly aspect, Park House not only benefits from the outstanding views over Cherry Hill Park and The Deans Meadow, but also the glorious sunsets. A large expanse of lawn is enclosed by a combination of walling and fencing and there are several established shrubs, trees and bushes. A fine, mature wisteria weaves its way along the front elevation of the house and a charming garden room to the side provides the ideal space for alfresco dining or to just sit and relax.
