Directions From Kingsbridge, take the road (through Dodbrooke) leading to Totnes. On reaching Ledstone Cross, bear right for Ledstone and proceed down this road for about 200 yards and the entrance to the land will be found on the left hand side.

Situation The land is situated on the north side of the town of Kingsbridge, near Stumpy Post and the A381 leading to Totnes, in the South Hams area of South Devon. Kingsbridge town is about 1½ miles to the south and the village of East Allington about 2 miles to the north. A sub-metered mains water supply serves a trough on the south boundary of field number 5884 and in the event that the land is sold in two lots the seller will undertake to install a sub-meter for the water trough located in the southerly corner of field number 4194. The buyer of Lot 2 will then be required to issue an invoice to the buyer of lot 1 for any water consumed from the trough in field number 4194.

The approximate location of the water troughs can be seen on the site plan by means of the letters 'wt'.

Basic payment scheme The land has been registered for the purpose of the Basic Payment Scheme (bps). The bps entitlements commensurate with the area for each lot of land is included with the sale of the land.
