3 bed Flat For Sale £650,000
Waller Road, New Cross SE14

Description
Three bedroom upper-floor Victorian conversion flat of 962 square feet (excluding the handy store area demised to the flat - set at lower ground floor level). The generous private west-facing garden of 40 feet is accessed at lower ground floor level. Leasehold.

The property's nestled in New Cross's leafy Telegraph Hill Conservation Area, and enjoys an east-west orientation - ever-favoured by artists - you’ll enjoy great light throughout the flat, throughout the day.

Once home to Victorian poet Robert Browning, this fancy and leafy hillside neighbourhood was developed in the late C19th, replacing market gardens owned by the Worshipful Company of Haberdashers (who controlled the development) with high-standard housing.

Parking is currently unrestricted on this and nearby streets, and you're within easy reach of three Fare Zone 2 stations: Walk nine minutes for Queens Road Peckham, or it’s 11 minutes by foot for New Cross Gate and Nunhead stations.

In the main front door and your front door is straight ahead. Up a few stairs and from the landing area you’ve got a neat windowed bathroom (with over bath shower) and an independent w.c. To the rear of the floor is the first bedroom, of over 13 feet by over 10 feet, with handy built-in closets.

Head up to the first floor and here you’ve got a really big bay-fronted reception to the front of the building. This is over 16 feet by nearly 15 feet, with custom-made alcove storage. The kitchen sits off this room and is over 11 feet by over 10 feet, with glossy fitted units and a practical tiled floor. A window over the sink provides green vistas.

Up a few stairs again for two more bedrooms - both rooms are carpeted and have smart sash windows.

Telegraph Hill’s Victorian parks are blissfully-close. The lower park hosts a chilled Saturday market, while the upper boasts tennis courts. On the market theme - Brockley Market (also a Saturday one) is also excellent. Hilly Fields, One Tree Hill, Nunhead Cemetery and Peckham Rye Park and Common are other local green spaces to enjoy.

Nunhead - with its high street and village feel - is your closest shoppy area: Here we like Ayres bakery, Mother Superior wine store/deli, and fc Soper wet fish shop, as well as El Vermut and The Old Nun’s Head. Kudu, Four Hundred Rabbits and 28 Well Hung are nice dinner spots.

New Cross’s centre is close too - with its fancy, historical buildings, and growing number of pubs and eateries - including The Rose Inn, The Telegraph at the Earl of Derby and The Amersham Arms. Thanks largely to Goldsmiths University, New Cross attracts a cool creative crowd and even has its own contemporary art gallery and a Curzon cinema. And a strong book shop: The Word.

Deptford High Street and Broadway are no great distance either - for classy restaurants including Marcella and The Winemakers Club, and there are cute bars and eateries in Deptford Market Yard. The Tapas Room is particularly nice.

And lastly, trendy Peckham is easily reached for loads more options. Some of our favourite SE15 spots are Kudu, Peckham Bazaar, Levan, Ganapati, Forza Wine, Peckham Levels and The Bussey Building.
