Exmoor National Park is also easily accessible. The nearest International airports are at Bristol and Exeter.

The Agents are advised that the proposed new dwellings will be served via a cesspit to be located at least 7m from the proposed dwellings.

Surface water is to be disposed of via soakaway at least 5m from any dwelling. Sww comment a mains connection can be made to a 100mm main, c. 170m to the north of the site. Planning


Outline planning consent references 73332 and 73334 were approved by North Devon District Council on the 17th June 2021 granting consent for the erection of 3 detached dwellings with some matters (layout, scale, appearance and landscaping) reserved. S106 and cil

The Agents are advised that there are S106 payments associated with the approved consents requiring a payment totalling £21,844 towards recreation, sac mitigation and compliance monitoring. There are no Community Infrastructure Levy (cil) charges applicable.
