The house was completely renovated in a sympathetic way, around the millennium, when it was stripped right back to its bare bones, and then re-wired, re-plumbed, re-plastered, de-woodwormed, with some new flooring added as well as a new kitchen and new bathrooms. Some windows were replaced, chimney stacks were rebuilt, fireplaces were installed with multi-fuel burning stoves, and bespoke hand-crafted timber doors were fitted throughout, some glazed douglas fir, some cottage-style with latches. During renovation, the revealed timbers confirmed the ages of each part of the property. The oldest part – the kitchen and dining room – had an old ship timber which matched the date of around 1700, and the lounge and the study are said to be added in the 1800s, fitting with machined timbers. The extension at the back is believed to have been created in the 1970s.

The kitchen has English oak units designed and handcrafted by Robert Oakham, a reputed local joiner and craftsman. The two-oven Sandiford range is similar to an Aga but said to be more efficient, and there is a Neff two-ring induction hob within the granite worktops as well. There’s also a double Belfast sink, an integrated Neff dishwasher and combi microwave, and Bosch larder fridge. A nice nod to the property’s past, inset into the dresser, is the last pub sign that was displayed outside for The Coach & Horses which would be from 50 years ago when it was de-licensed.

The 70s extension at the back has a lovely outlook onto the terrace and was originally created as an annex, but more recently the lounge has been used as a bedroom, with the shower room as an en suite. The utility room was the kitchen. A steam room and a sauna has been fitted, and there is room for some gym equipment by the French doors if desired.

The garden has lots of different areas. A large paved terrace, reached from both the back door and the French doors, captures the sun all day. Fully enclosed, it is secure for dogs and young children. There are two big lawns, with some beautiful specimen trees, a greenhouse, a garden shed and a huge fruit cage recycled from a marquee frame! The triple garage was built about fifteen years ago, and at the same time, planning permission was approved for conversion of the tack room and stable block next to it, to create a holiday cottage. This consent still stands, documents and plans available, should someone wish to proceed.

Carlton Scroop lies 6 miles (about 10 mins drive) north of the market town of Grantham, and 9 miles (about 15 mins) west of Sleaford. Despite its size, a settlement here dates to Neolithic times (4,000 bc) and in 1086 has a mention in the Domesday Book.

The small, 9-hole golf club of Sudbrook Moor is opposite the property, and the thriving village of Caythorpe with a primary school, medical centre, pubs serving food and a popular cricket club, is just two miles north. Newark-on-Trent, with its castle on the river, is about 15 miles (20 mins) to the northwest, and the historic cathedral city of Lincoln 18 miles (about half an hour) to the north.
A high-speed rail link to London Kings Cross (almost exactly an hour) is from Grantham station making a door to door journey time into central London less than an hour and a half, whilst other options offer fast services to cities such as Leeds, and across to the Lincolnshire seaside at Skegness.

The area is good walking country, and there is plenty to do and see. Belton House, owned by the National Trust, is less than 5 miles towards Grantham where there are 1,300 acres of parkland to explore including an adventure playground. Also at Belton, there are more golf clubs and Ancaster Leisure for outdoor activities such as go-karting, paintballing, shooting and archery.

Carlton Scroop lies close to three primary schools rated Good by Ofsted; the nearest 2.2 miles away is Caythorpe Primary, whilst Barkston & Syston and Ancaster C of E Primary Schools are within 3 miles. Excellent secondary schools are at Grantham 6 miles away and Sleaford 9 miles. Grantham to the south has The King’s School (for boys) and Kesteven and Grantham Girls’ School which are extremely highly regarded state grammar schools both rated Outstanding by Ofsted. Sleaford, to the east, has St. George’s Academy, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), all rated Good by Osted.
