A custom-designed kitchen lies at the rear of the ground floor plan. This is a sleek, contemporary space, with bespoke cabinetry in a smart navy blue, with a built-in pantry, tea station and appliance cupboard, all topped with beautifully veined Carrara marble. Brassware is by Superfront and taps are Vola. A lateral window runs between the sink and the cabinetry, looking out onto the garden path, and a breakfast bar at one end frames the space. Large bi-fold doors open directly to the garden, allowing an abundance of light in and creating a seamless transition between the indoor and outdoor spaces.

There is also a guest WC on the ground floor, positioned between the kitchen and the living room. Accessed via pocket door, it has Popham tiles and wallpaper by House of Hackney. The tiles also run through to a convenient utility area located opposite.

There is underfloor heating in tiled sections of both floors, including the main bathroom upstairs, the downstairs WC, and the entrance to the kitchen and utility area.

Outdoor Space

The private west-facing garden has been recently redesigned, creating a wonderfully calm spot, bounded by smart timber fencing and surrounded by an array of trees and shrubs. The paved section at the front is perfect for alfresco dining, while the lawned section at the rear is framed by carefully planted borders. A path lined with bamboo extends along the side of the house, creating verdant views from the kitchen and the living room.

The Area

Clapton is home to legendary wine bar P. Franco, Yard Sale Pizza and numerous other coffee shops, cafes and bars. There are plenty of good pubs nearby, and Hackney Marshes is less than five minutes’ walk from the house, offering a wonderful expanse of green space.
