Security deposits for Rents under £50,000 per year

The equivalent of five (5) weeks’ Rent.

This is to cover damages or defaults on the part of the tenant(s) during the tenancy.

Security deposits for Rents in excess of £50,001 per year

The equivalent of six (6) weeks’ Rent.

This is to cover damages or defaults on the part of the tenant(s) during the tenancy.

Allowable fees

Lost keys

Tenants are liable for the actual cost of replacing any lost keys or other electronic devices. If the loss results in locks needing to be replaced, the actual costs of a locksmith and any other reasonable related costs will be charged to the tenant or tenants.

Variation of contract/change of sharer at Tenant’s Request.

This will be charged at £50 inclusive of VAT per agreed variation, or any reasonable costs if higher. This is to cover the administrative costs in relation to taking landlord’s instructions, new tenant referencing, new Right to Rent checks, deposit changes, the preparation of new documentation, and the signing thereof.

Early termination at Tenant’s Request

Should the tenants wish to leave their contract early, they will be liable for the landlord’s costs in re-letting the property, as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
