House For Sale £475,000
Ponsanooth, Truro TR3

Description
The property Unbelievably beautiful! Our vendor has spent much time, energy and expense to create the most wonderous of cottages. Hansell and Gretel eat your heart out…… you will be amazed at the quality, care and attention to detail that sets this property apart from others. A new thatch roof was fitted in 2017. It really must be seen to be truly appreciated. The comments and reviews from guests are amazing and it is obvious that it leaves a lasting memory on those who stay here, even an Italian style magazine featured it as the perfect English retreat!
With restricted access due to the covid pandemic it might surprise that over £47,000 has already been generated from holiday income this year alone. 'Unique Homestays' already have a forward booking stream in place for the coming year and will obviously wish to continue working with the new owner should they keep it as an investment property.
Everywhere you look you can see the evidence of attention to detail. Our vendors personal touch and many years of searching for the perfect fixtures and fittings has resulted in a very special, cosy and comfy home with a calming ambiance.

The location Ponsanooth - meaning 'bridge at the stream', is a popular village with an active community and good everyday facilities including a primary school, church, pub, village store and post office. The location is convenient, about four miles from Falmouth and Redruth and nine miles from Truro with regular bus services to each and is only a short walk away from the beautiful Kennall Vale. Kennall Vale is a place that is somewhere between a natural attraction and industrial heritage. You could even argue that man's intervention has made an already lovely woodland that little more special, and I would agree.
Today this densely wooded valley is as peaceful a place as you could imagine. The only sounds you are likely to hear are the rushing of the water and bird song, and a designated English Heritage site.
The gunpowder works, operated by the Kennall Gunpowder Company, was licenced in 1811-12 to manufacture explosives for mining and quarrying. The company reached its peak of production in about 1875, supplying most west Cornish mines then operating, and having an extensive trade further afield. This is the reason why this beautiful cottage is called Powder Cottage is because the gunpowder was stored next to the cottage (where the bungalow now sits).
