Description

Arborfield is a handsome detached home in a prominent position overlooking Butt Street, close to the centre of Minchinhampton. The original house has been comprehensively remodelled and improved by the vendors, to create an exceptional light and spacious home with a vibrant fresh feel. At its core is a versatile family area (extensive under floor heating), comprising a well-appointed kitchen that extends into the breakfast room (bi-fold doors to the garden) and a garden room, which in turn has double doors leading back into the sitting room - great circulation space, ideal for entertaining. There is also a study, a utility room and a ground floor cloakroom as well as ample storage space (larder etc). The five bedrooms are spread over two floors, the master bedroom is en-suite and there is also a family bathroom with separate shower cubicle plus a further cloakroom on the second floor. There is space to park several cars on the front drive (cattle grid) and an integral garage with a ceiling hatch to a boarded loft. The house has lawns to the front and rear, the former gently sloping, the latter level with ample space for children to play.

Directions

From our Minchinhampton Office, proceed up The High Street into Butt Street and shortly thereafter, Arborfield will be seen on the left in an elevated position.

Location

Minchinhampton is a historic market town in the south-west of the Cotswolds, conveniently located for commuting to all the main centres of employment in the region. Arborfield is situated close to the foot of Butt Street near the Market Place and the town's sought-after primary school. Minchinhampton (population circa 3,000) has excellent facilities for its size including a general store, post office, butcher and chemist (among other retailers), a gastro pub, 2 cafes and a fish and chip shop. Popular with all generations, the town also has doctor and dental practices as well as numerous sports clubs (junior sections) and two golf clubs with three separate courses. The adjacent Common offers 650 acres of National Trust land, free for anyone to enjoy, offering lovely walks directly from the town. Albeit delightfully rural (cattle from the Common are regular visitors in the summer months), Minchinhampton is not isolated and is within within 2 hours from London by road or circa 90 minutes by train from nearby Stroud. There is a large Waitrose in Stroud, as well as other supermarkets and an award winning Saturday Farmers Market. Nailsworth is close by, offering many boutique shops and places to eat
