House For Sale £240,000
Linden Close, Amington, Tamworth B77

Description
The property

Located on the opening corner of a quiet cul-de-sac in Amington, this wonderful family home is likely to prove very popular. It begins from Linden Close with a concrete driveway for two vehicles and plenty of land to park multiple vehicles off-road. The driveway leads to the single garage which has a tall ceiling for those looking for extra storage and plenty of space to store another car.

To enter the home, viewers will take the sheltered steps up to the front door. This opens through to the main hallway where there is plenty of room for guests to remove coats and shoes. Again, there is a side window allowing natural light as the hallway continues to the staircase for the first floor and a door through to the magnificent lounge.

The lounge is a vast open space offering the new owners the perfect place for the family to relax, dine and be entertained. The main focal point is the chimney breast with a fetching gas fireplace (currently disconnected) fitted within. Exposed wooden floorboards provide another lovely feature with an abundance of natural light provided by a tall window to the front and a wide window and door combination to the rear. The door at the rear provides an exit to a fabulous double-glazed, lean-to conservatory for an extra area to relax or dine.

To the rear left of the lounge is a door through to a very stylish kitchen suite. Recently fitted, the kitchen features a range of wall and base mounted units that incorporate a chest-height double oven, four-burner gas hob with overhead extractor fan and dishwasher. There are also obvious spaces for the washing machine (with plumbing) and an American-style fridge-freezer, as well as access to the understairs storage cupboard.

Moving upstairs, viewers will be very impressed with the surprisingly large landing space that could be ideal for a study area. Here there is a handy store cupboard, access to the loft above, and doors leading off to three generous bedrooms and a modern family bathroom. The bathroom features a long bathtub with shower and screen fitted over, wash basin, toilet and two windows. It’s worth noting at this point that all exterior windows and doors are double-glazed.

As hinted to above, all three bedrooms are of an excellent size. The master bedroom is to the front right of the first floor and is a fabulous double bedroom with built on storage cupboards. Bedroom two, to the front left, is larger in floor area and is more of an elongated room with a sloped ceiling at the front. Finally, the third bedroom is a large single bedroom (arguably a small double) with a window overlooking the rear garden.

Finishing outside, the rear garden comprises of a large, gravelled seating area at ground level before the garden rises away from the house with a long lawn that narrows toward the top. There is an outdoor tap positioned underneath the kitchen window and iron gates to the side for secure access between the front and rear.
