High & Over is widely considered to be the first and finest house to be built in the Modern style in Britain. Designed in 1929 by Amyas Connell (who later became part of the pioneering architectural practice Connell, Ward & Lucas), the Grade II* listed house has been the subject of extensive restorative renovations in recent years. It extends to approximately 4,500 sq ft internally, with incredibly versatile accommodation, beautiful private gardens and pool, and planning permission in place for the conversion of a separate garage into further accommodation.

The Tour

The house was divided in 1962 and occupied as two separate dwellings until 2008 when it was reunited into one substantial property offering extensive and flexible accommodation over its three levels. In recent years the current owners have undertaken a comprehensive programme of refurbishment to restore much of the property to its former glory, reconfiguring the ground floor to its original plan and reinstating some colour schemes chosen by the first owners in 1930.

A private driveway leads to the house with sloped access to underground parking and storage. Through the original chrome front doors is a reception hall around which are arranged living room, dining room, kitchen and library.

The first floor accommodates a master-bedroom wing with an en-suite bathroom and dressing room, as well as four further bedrooms and a bathroom. The second floor has a further bedroom and another reception room that leads onto the wonderful roof terrace.

Although a Listed building, the owners have investigated and sought approval from English Heritage for many improvements and alterations. Planning permission has also been granted for the conversion of the garage into a single-storey annexe for further accommodation.

The property retains many impressive original features, including a spiral staircase encased entirely in glass, chrome double front doors, a large circular balcony overlooking the marble-floored hall, and spectacular roof terraces. The gardens retain the original circular swimming pool, which is positioned at the foot of a set of steps leading down from the house.

Outside Space

The house is set in grounds of 1.7 acres with sweeping lawns bordered by mature trees and hedging. From the roof terrace, there are far-reaching views across the historic Amersham Old Town and the River Misbourne Valley.

The Area

High & Over is located on Highover Park, a residential road that is also the site of a number of smaller ‘Sun Houses’ designed by Connell & Ward in 1934, as well as a development of more recent 1960s town houses. It is situated close to Old Amersham, a pretty market town in Buckinghamshire’s Chiltern Hills. Old Amersham is set in the valley of the River Misbourne. Its High Street of period buildings include a good selection of boutique shops, public houses, restaurants and cafes. Amersham-on-the-Hill, which grew rapidly around the mainline railway station in the early part of the 20th century, is also close and offers a more comprehensive range of shopping facilities including Waitrose and Marks & Spencer food halls.

The area is renowned for its excellent schools including Dr Challoner’s Grammar School for boys in Amersham and the High School for girls in nearby Little Chalfont

Amersham Station is a short walk away. Trains run into London Marylebone in approx. 35 minutes, and there is also a London Underground station (Metropolitan Line). There is easy access to the M40 and M25.
