Pendlestone Road, London E17

Description
A magnificent three bedroom, two bathroom Victorian family terrace, moments from Walthamstow Village. Airy and stylish, with generous living space in beautiful decorative order, this is an instantly loveable home in a superb location.

Your new home is in our sought after Walthamstow Village neighbourhood. While the main artery of Hoe Street is close at hand, you can be immersed in the peaceful old town within minutes. Wingfield Park playground is just a hop from your door, and six minutes puts you at the heart of Orford Road, with everything from the award winning Eat17 restaurant to the new fish and chip shop.

If you lived here…

You'll step into your broad hall, see the stripped wood staircase ahead, and round the corner to find your twin receptions. The first is to the front, with a bay window and over 200 square foot of serene space. A stove sits in the fireplace, and parquet style flooring lies underfoot. Barn style hanging doors connect you to the second reception of more than 100 square foot, with a feature wall of warm exposed brick.

This all blooms into your splendid 250 square foot kitchen diner, with large island and forest green units. A long skylight bathes the space in light, and a double oven and gas hob sits within white marbled worktops. Bifold doors take you out into your garden, where decking gives way to lawn and striking raised bedding. Back through to the hallway, you'll find handy storage and your downstairs WC tucked away.

Upstairs, you'll come to your rearmost bedroom off the cleverly skylit landing. In here you have you ninety square foot of space and a view of the garden, for an ideal study, nursery or the ultimate dressing room. Next door is your elegant bathroom, with outsize white tiling, contrasting black rainfall shower over the tub, and concealed cistern WC.

Your second bedroom, also with a garden view, offers close to 130 square foot of relaxing space. Lastly your main bedroom sits to the front, with its own shuttered bay window and an impressive 260 square foot to spread out in. Pale engineered flooring lies underfoot, and a fireplace draws the eye opposite a wall of bespoke fitted wardrobe space.

You're under ten minutes on foot from Walthamstow Central, where you can jump on the Victoria Line or the Overground and be at Kings Cross or Liverpool Street in around a quarter of an hour. Or stay local and discover the wealth of independent shops and eateries of Hoe Street and the mile-long High Street market. It's also less than a mile to Leyton Flats, part of Epping Forest, and Hollow Ponds where you can hire a boat for an afternoon's gentle oar work.

What else?

- Your new local is The Castle, a grand old pub with lots of outdoor dining space and a delicious menu.
- Schools rated 'Outstanding' close by include Barclay Primary, Greenleaf Primary, and Walthamstow School for Girls.
- You're just around the corner from Hucks Cafe, the perfect quiet spot to take your laptop if you need a change of scene, and enjoy a sourdough toastie.

A word from the owner...

"We moved here from Kensal Rise to buy our first house and give our (lockdown) blue Weimaraner puppy more space. We have loved making improvements to the property and make it feel like our home and we leave - sadly - with someone being able to make even more of it such as through a loft conversion. The kitchen feels so bright and spacious, being south facing and has been a lovely social space for us with the upstairs having a real airy and tranquil feel.

With only 10 minutes to the station and 6 minutes walk to the amazing Walthamstow Village, this is an area that just keeps getting better and better - we are particularly excited about the Soho Theatre opening! There is a lot of greenery to be enjoyed with Hollow Ponds, the Saturday market at Lloyd Park just around the corner and we have spent many a weekend exploring the nearby Wetlands and exploring Epping Forest with the dog."
