Our reception team are, quite simply, the local experts, with tips on secret beaches, surf lessons, photography days, rainy-day activities, coastal walks, gardens, galleries, museums, as well as the lowdown on the dynamic St Ives eating and drinking scene. They will add real value to your investment as well as your own visits.

The Return

As an owner on the Live & Let Scheme you get to enjoy 6 weeks own-use each calendar year, for a 5-year term. During this time, you will receive a guaranteed annual income, paid in quarterly instalments, in advance, with Una St Ives providing a full management and letting service.

The 6 owners' weeks are split equally between high-, medium- and low-season. A week is defined as a 7-night stay arriving and departing on a standard changeover day. These weeks can also be offered to family and friends as an owner sees fit but cannot be let commercially.

A buyer can elect to take less than 6 weeks each year. Their rate of return will be adjusted accordingly. The revised level of return will reflect which weeks are surrendered. A buyer may also trade one or both of their high-season weeks for an agreed number of mid or low-season weeks.

The owner will receive a 4.5% guaranteed return on their investment, calculated against the agreed purchase price. In addition to this, they will benefit from the value of their 6 weeks own use, which will be significant.

As a property in the Live & Let Scheme, a joint leisure club membership is assigned to each bedroom of the villa meaning that all occupants enjoy full use of the 15m indoor pool, sauna, stream room, spa pool, gym and changing rooms. This means that the owner and their guests, during their 6 weeks' stays will have use of the leisure club.

• 15% discount in Una Kitchen during their visits
• 20% off spa treatments

Under the terms of the scheme, Una St Ives will be responsible for virtually all the overheads associated with villa ownership and letting. The annual Ground Rent is however payable by the owner as are the housekeeping charges when the owner stays.

At the end of the 5 years, the owner can opt to renew their Live & Let contract, on terms agreed at that time, or they can revert to an exclusive own-use arrangement under which they become responsible for all the overheads associated with ownership.

Thanks to its excellent location, exploring the beautiful coastline is easy, with Carbis Bay just 5 minutes from Una by car or 15 minutes on foot.

The coastline around Una offers the opportunity to participate in a wide variety of activities, from surfing to coasteering, or you can simply relax and explore some of the finest beaches in the UK. The crystal-clear waters of Carbis Bay are within a mile, whilst St Ives' winding lanes and white sands are just a 10-minute drive.

Enjoy the harbour with its restaurants and galleries, the beaches, and the abundance of sunshine throughout the changing seasons. The turquoise waters of St Ives, set against the colourful backdrop of the working fishing harbour, has attracted artists since the 19th century due to the renowned clarity of light.

The town is home to the landmark Tate St Ives gallery and the famous Barbara Hepworth Museum. The charming cobbled streets offer a wonderful and eclectic mix of boutique shops, bars, and restaurants for all tastes.

15 minutes south is the remarkable St Michael's Mount. Famed for its dramatic and fairy-tale location, St Michaels' Mount is in the custodianship of The National Trust but is also a working island and remains the home of Lord and Lady St Aubyn. Accessing the island on foot at mid-low tide is really a highlight of any visit to West Cornwall.

The Minack Theatre, at Porthcurno near Lands' End has appeared on a list of the world's most spectacular theatres. Perched on a cliff top, high above the Atlantic, the Minack is a must for the cultured with seasonal performances, and the amazing sub-tropical gardens are highly recommended for green-fingered visitors.
