Description

Grade II listed Fairland is a detached period house, with a hipped tiled roof and partially tile-hung brick elevations. The property is believed to have origins in sixteenth century; it was renovated in the early eighteenth century and further extended in the late twentieth century, to provide a bathroom, kitchen and separate studio.

Arranged over two storeys with the addition of a cellar, today Fairland offers charming accommodation with wealth of period features including beams, brick paver flooring, some latched doors and working fireplaces. As is expected with the age and character of the property, there is some reduced head height created by the beams; in general the property is well-presented, having recent been re-carpeted and repainted with a neutral palette. Fairland offers potential opportunity to further improve, subject to obtaining the necessary consents and permissions.

A gabled porch shelters the front door, which opens to the entrance hall. To the left is a sitting room with a wood burning stove, and to the right is the snug, with a an open fireplace. The hall also gives access to the dining room, which has French doors to the rear courtyard style garden and is open to kitchen, which has an Aga and a separate electric oven. The kitchen is served by a boot/utility room, which has a stable door to the rear conservatory; lying off the dining is a sizable pantry/storage room. A cloakroom completes the ground floor.

On the first floor, the principal bedroom has a basin and fitted cupboards, there are three further bedrooms, one with basin plumbed in, a bathroom, eaves storage and a fixed ladder giving access to the loft.

Outside
Fairland is approached from The Street via a driveway offering parking for two cars ahead of the single garage. A path leads up to the house, through the cottage style front garden with flower beds and topiary hedging.

The conservatory opens to a covered porch, with access to the footpath at the side of the house; a door leads to the single storey studio/home office which has a wood burning stove fitted. Attached to the studio is a garden store.

The rear, courtyard-style garden has brick pavers and raised beds, with space for table and chairs; it leads round to a more formal lawn with an ornamental pond, and to the side and front of the house lies a well-stocked kitchen garden with raspberry and asparagus beds. The gardens are planted with an abundance of mature trees and shrubs, including quince, apple, greenage and mulberry. There is a covered wood store. The grounds extend in all to just over a quarter of an acre.
