A block of attractive and well maintained pastureland situated in an idyllic position on the edge of Okehampton in the East Okement Valley, close to the edge of Dartmoor National Park. The land is offered for sale by Formal Tender in four lots. Some parcels of land are considered to offer potential for future development or alternative uses (subject to planning). Most of the land has been in the vendor’s family ownership for over 100 years.

Lot A – The Stone Barn (with planning for conversion under Class Q), outbuildings and about 13.20 acres (5.34 ha)

The land and barns are accessed off Courtenay Road, close to Okehampton College and the car park. A very attractive traditional barn of stone construction with brick quoins under a slate roof (14.4m x 8.2m maximum) set in a concrete yard. This barn has planning approval for conversion to a 3 bedroom dwelling, the permission granted has the living space on the first floor to take advantage of the views and bedrooms on the ground floor. Also within Lot A are two further barns - a small block rendered store (4.7m x 3.5m) and a timber pole fodder barn (15.8m x 4m). The land is divided in four gently sloping enclosures, two of which adjoin the edge of Okehampton town (backing onto Simmons Way and Upper Crooked Meadow). Given the proximity of this expanding town it is considered the land offers potential for future residential development or for alternative uses (subject to planning). Lot B - Land adjacent to Okehampton College Sports Pitch and alongside the East Okement River, about 6.36 acres (2.56 ha).

An extremely pretty parcel of level pasture/meadow adjoining the sports field and with long frontage to the East Okement River. The mill leat also runs through the land. A real haven for wildlife and ecology but equally could be incorporated into the playing fields. The fishing rights are owned and included in the sale.

Lot C – Tramlines (near Fatherford Viaduct), about 9.93 acres (4.02 ha) of pasture with a barn.

The land runs up to Fatherford Viaduct and has good access over a hard track from the east via Fatherford Road (under the viaduct) or west via Station Road. Lot D - Field at Tramlines near Okehampton Station, about 3.68 (1.49 ha)

A long sloping field adjoining the Woodland Trust’s Tramlines Wood. The land has vehicular access from Station Road along a hard track.

Lot A will be sold subject to an overage/uplift clause being included in the sale contract.
