It has been a wonderful family home for almost two decades and has been completely renovated to a very high standard in this time. There are four generous double bedrooms plus an office/bedroom five, and there are two/three linked reception rooms which are ideal for both entertaining in style and spending quality time with the family. While it is a large property as it stands, there remains further potential to extend both up and out without compromising on garden space which would add considerable value in such a prestigious location close to Dyke Road Avenue. A neat brick drive provides parking to the front for four cars, with space for another in the garage, and both the A23/A27 and Preston Park Station are easily accessible for those who need to commute. So too are the local schools and amenities, making this a highly attractive prospect for families and professionals alike.

Why you'll like it:
Introduction:
Characterised by unique and substantial homes with far reaching views across the city to the sea, Glen Rise Close is a peaceful cul-de-sac tucked away within the leafy environs of Withdean and Westdene. The South Downs National Park is literally on your doorstep, so you feel like you're in the middle of the countryside, yet you are just 10 minutes by car from the City Centre. Perfectly positioned for dog walks, cross country runners and cyclists, or those with a passion for the outdoors, this property will be incredibly appealing.

Attractive on the approach, this house is one of a pair sitting at the top of the close behind a neatly manicured hedgerow and a large brick drive. Originally a 1950s build, the house was extended 20 years ago almost doubling the original footprint, yet the extension appears seamless using pale gault brick to remain in keeping with the rest of the property.

Stepping in to a spacious and welcoming porch, there is plenty of space for coats, shoes, buggies and scooters for any size family, ensuring the rest of the house remains clutter free. Glazed double doors open to the entrance hall where the scale of the house becomes apparent and your line of sight takes you through the beautiful reception room to the glorious garden beyond.
From the moment you step foot through the door, the finish throughout is immaculate having clearly been expertly maintained by the current owners. The décor is fresh and modern with solid oak flooring flowing through the ground floor rooms from the hall.

Sitting Room and Dining Room:
Generous proportions, dual aspect windows and a homely feel greet you in the sitting room which has ample space for large and comfortable furnishings where the family can come together in the evening. Natural light streams in from east to west and wide patio doors frame views of the garden. During the summer, you can spill outside to the patio for dining alfresco, while in winter, a contemporary gas fire adds both warmth and atmosphere to the room. A feature has been made of the main wall using designer Rajapur wall paper by Cole & Son adding a further touch of luxury to the space.

As a large L-shaped room, it has been zoned with the dining area siting close to the kitchen. A set of French doors opens to the patio from here, with another set in the kitchen, so the entertaining areas link seamlessly with the garden, ideal for large family gatherings and summer soirees.

Kitchen/breakfast room:
Conveniently next door to the dining room, and with direct access to the garden sun terrace, the kitchen is another sociable space with a large central island to seat four or five people comfortably. Timber cabinetry in a Shaker style has been paired with granite effect worktops which have been fitted with appliances to include dual Neff ovens, a 5-ring burner gas hob and a dishwasher, leaving space for a tall fridge freezer – along with a vast amount of storage at both wall and base levels. Usefully there is a separate utility room with further cabinetry for cleaning products plus room for household items and a side door allows you to bring in muddy boots, buggies or paws for cleaning without traipsing them through the immaculate house. A linen cupboard provides plenty of storage for fabrics and towels - and has a laundry chute from the first-floor principal bedroom's en suite!
You can also access the garage from here which is currently used as a gym but would fit a large car or several motorbikes depending on need.

Garden:
A treat for the senses – the garden is a magical space with large areas of lush green lawn, surrounded by evergreens and mature trees full of birdsong and other wildlife. A new timber framed summerhouse was built just last year while another seating area sits below a gazebo which catches the summer sun right through the day. It has clearly been expertly manicured over the years, yet it is also fairly low-maintenance for a large garden. A paved terrace runs along the full width of the house for barbecues and balmy summer suppers, where children can play out on the lawn until the sun sets in the evening. Uniquely, this house also has a heated swimming pool which is a stunning addition to the space when you need to cool off in the height of summer.

Bedrooms 2,3 & 4 and the family bathroom:
A double height stairwell leads up to a galleried landing with Cole & Son's Silver Birch Woods & Pears wall paper adorning the wall. There are four double bedrooms in total, including the principal suite, but bedrooms two, three and four are equally luxurious and beautifully presented. Farrow & Ball's refined palette has been used on the plain walls, while each of the bedrooms has a feature wall picked out in a luxurious, designer wallpaper. Bedrooms two and three have built-in wardrobes and charming leafy views, while bedroom four has a far-reaching vista over the roof tops and trees of the city, right down to the sea, reminding you just how perfectly positioned the city is between the countryside and the coast. There is a fifth room which is used as a home office, but it would also work well as a nursery if needed.

These rooms share use of the family bathroom which has a contemporary finish with split-face slate walls, large scale slate-grey floor tiles and both a bathtub and a separate shower with a rainfall head separate shower wand attachment. The taps are wall mounted for a streamlined look and easy bathing at either end, and the mirror is backlit with LEDs above the conical basin.

Principal bedroom suite:
A long corridor stretched back through the house to the principal bedroom suite which adds to the feeling of privacy in here. You can really tuck yourself away from the hubbub of family life to truly relax. French doors open to a Juliet balcony looking out over the tranquil peace of the garden where you may spy a family of foxes relaxing in the sunshine. Ochre walls add warmth all year round and even with a queen size bed and several pieces of freestanding bedroom furnishings, the floor space is not compromised. There is further storage within the eaves and within a double built-in wardrobe, and the en suite has a tall shower cubicle and a heated rail for towels. The en suite is the only room the current owners have not renovated in recent years, so it offers some scope to put your own stamp on the place.

Agent's thoughts:
This is a property which impresses from the moment you step foot on the drive. It is extremely well-presented both inside and out, and the garden is glorious in the summer – particularly with the addition of the swimming pool. The location is ideal for families and commuters with an excellent school catchment and the close proximity to stations and the main roads in and out of the city. It is a house which needs to be seen to be admired, so it will attract the attentions of many.

Owner's secret
"We bought the house 18-years ago as a family of four with teenagers, and we immediately fell in love with the space. It has been a really happy home for us – one filled with laughter and friends, and we are always the house to host Christmas gatherings and summer parties as it lends itself perfectly to entertaining. The house is incredibly warm and peaceful, and we were so lucky during the recent lockdowns to have such a spectacular garden to enjoy. While you feel like you're living in the countryside, you are only a few minutes from the city and there are plenty of local amenities too. We never felt the need to extend it further as it offered us more than enough space, but it would certainly be possible. We are moving out of the city to be closer to our family now we have grandchildren, but it will be a wrench to leave."
