House For Sale £1,500,000
Roundham Gardens, Bridport DT6

Description
Imposing detached, eight bedroom, Edwardian gem with a two bedroom Annex and wonderful views, a walk to Bridport town centre and the beach at West Bay.

Roundham House was built in 1903 by Henry Symonds and is what would have been considered at the time a fine Gentleman's residence. The house has all the features one would expect of a property of this age with spacious, generously proportioned rooms, high ceilings and large picture windows designed specifically to take full advantage of its elevated position, with fine views to one side to the harbour and sea at West Bay and to the other over Bridport town. Its Southwest aspect combined with its elevated position further enhances the feeling of light and space throughout, while the addition in the 20th Century of a two bedroom annex (which has recently been completely refurbished) adds another dimension to the property altogether.

On the ground floor the accommodation is arranged around a central hallway off which all the principal rooms are accessed, with to the right hand side a drawing room centred around a fine marble fireplace and to the left-hand side a dining room also with its own fireplace and space for a substantial dining table. Behind the dining room is the kitchen which has a bespoke handmade kitchen with stone work surfaces over and an island unit to the centre. Quality Miele integrated appliances include an induction hob and twin electric ovens - one with a steamer oven over and another with a microwave over. All the units are beautifully made with dovetail joints and hardwood carcasses and within the units are a concealed pantry cupboard and bin store. To one side there is a utility room with further cupboards and plumbing/space for a washing machine and a tumble dryer, beyond which a door leads through to the bar room which opens out onto the hallway, ideal for cocktail hour!

The sleeping accommodation is organised over the two floors above and is extensive, accessed via a lovely spindle staircase with a stained glass window on the half-landing. Each of the bedrooms has an en-suite shower room or bathroom, with the exception of one of the bedrooms on the second floor which has a shower room for its exclusive use while each bedroom has a window framing a different view. In recent years the property has undergone a comprehensive programme of renewal and refurbishment, taking in the electrics and the plumbing with the gas central heating for both house and annex served by twin gas-fired boilers.

The Annex lies on the East side of the house and has its own entrance. The living space is divided into three with a sitting area arranged around a wood burning stove, a dining area to its centre with space for a substantial dining table and a kitchen area to the rear. The kitchen is equipped with a range of handmade units and cupboards with stone work surfaces over, a built-in fridge, an induction hob and an double electric oven. Off the kitchen there is a bedroom or second reception room with its own en-suite shower room. In addition there is front lobby, a back lobby and a useful utility room. Upstairs there is a spacious L-shaped room that has its own shower room. The whole of the annex has been recently been refurbished to a high specification.

To the front of the house electrically operated gates give way to a substantial area of driveway laid to gravel, providing parking for any number of cars and off which there is access to a detached single garage and workshop. The main body of the garden lies on the South and West sides of the house and is for the most part laid to lawn to its centre and edged by well-stocked herbaceous and shrub plants, punctuated by mature trees designed to give shape, colour and form throughout the seasons. Running along the top of the garden is an attractive terrace laid to gravel which makes an ideal entertaining area during the Summer months while the annex has its own enclosed paved terrace. To the rear of the property a wall runs along the entire length with to one side a barbecue area, beyond which there is a utilities area which is ideal for bin storage. The back gate leads directly onto the cycle/foot path down the old railway line to West Bay giving easy traffic-free access to the beach.

The property is situated between Bridport town and West Bay. Bridport is a bustling market town with a history of rope-making and is close to the World Heritage Jurassic coastline. It has a variety of independent shops, supermarkets, public houses and restaurants catering for a range of tastes and excellent arts and music events. West Bay has its harbour and beaches and a variety of small businesses catering for everyday needs. Bridport is conveniently placed for Dorchester and Weymouth to the east and Axminster to the west. Walking, water sports, golf and riding opportunities are plentiful in the area and there are several beaches to choose from. Communication links are good with road links along the A35 and mainline stations at Maiden Newton, Dorchester, Axminster and Crewkerne.
