Description

Understood to date from the early part of the last century, Leamlands Barn is a very attractive part-weatherboarded converted barn, situated in a sought-after location on the rural outskirts of Horsted Keynes. In 2019, the property was the subject of extension and comprehensive refurbishment, resulting in a comfortable, beautifully presented home with stylish finishes throughout. The house is complemented by a large detached annexe, finished to the same high standard and ideal for a variety of uses including as guest accommodation, a holiday rental, studio or home working space.

A solid wood front door opens from the driveway to a welcoming entrance hall with decorative patterned floor tiles; lying off the hall is a cloakroom with fitted coats cupboard. The sitting room is a stylish yet cosy room, with fitted bookshelving and a brick fireplace with inset woodburning stove; light is borrowed from the adjacent dining room by way of an internal window.

The impressive vaulted kitchen and breakfast room is superbly appointed with a range of two-tone shaker style cabinetry and display cupboards, woodblock worktops, a range of integrated appliances and a central island with breakfast bar; the room is attractively finished by decorative tiled splashbacks and an engineered oak floor. The oak flooring continues through to the adjoining dining room, a spacious room flooded by light by way of full height windows and French doors framing the view down the garden.

There are two bedrooms on the first floor, lying off a vaulted landing and study area. The wonderful principal suite comprises a vaulted bedroom with a range of fitted wardrobes and French doors opening to a glass Juliet balcony taking in the far reaching views over the gardens, and a luxurious en suite bathroom with suite including a freestanding bath and a separate shower cubicle. Bedroom two is served by an en suite shower room.

Annexe
The detached annexe is completely self-contained and as equally beautifully presented as the main house. French doors open from a decked terrace directly to a large living room with oak flooring and a kitchenette with woodblock worktops; adjoining the living room is a superb dual-aspect vaulted bedroom with doors opening to the decking, and an en suite shower room.

Outside
Leamlands Barn is approached from Cinder Hill Lane via a gated gravel driveway which opens to a parking area between the house and annexe. The garden extends away from the house to the south and east and is bounded by stock fencing, fully enclosing the garden whilst affording uninterrupted views over the adjacent fields and woodland. There are several decked seating areas, and a number of well stocked flower and shrub beds giving colour and interest.

In all, about 0.4 of an acre.
