Description
A stunning Grade II listed attached cottage, offering deceptively spacious accommodation, to include two double bedrooms, bathroom, wonderful sitting room with inglenook fireplace, kitchen, cellar and an attached former bake house, now comprising a sun room and storage, but offering considerable scope to form a home office, or additional accommodation, subject to any necessary consents, plus South facing gardens and two off road parking spaces. No chain. EPC N/A

Gable End forms a substantial part of The Gables, believed to have been constructed in the 1400s originally as one substantial house, it was divided into three properties a long time ago. The property is Grade II listed, and comprises deceptively spacious and characterful accommodation arranged over two floors, with the added benefit of an outbuilding to rear, which used to be a bake house, and still contains the brick oven and chimney, plus a further attached summerhouse/studio, plus off road parking for two cars.

The property is in excellent condition throughout, with updated bathroom and boiler, and exudes character with period features such as large exposed beams, a sandstone inglenook fireplace and a vaulted ceiling within the kitchen, and the views from the garden and summerhouse are simply fantastic.

One enters via the solid oak front door to the sitting room, a well proportioned room with the fabulous Sandstone Inglenook fireplace with oak bressumer and stone hearth, a large central ceiling beam and exposed timbers, window to front and wooden flooring.

A door leads through to a central hallway, with a staircase rising to the first floor and a door to the vaulted kitchen, comprising a range of cream hand built units with both black granite and wooden worktops, integrated Butler sink by the side facing window, plus space for various appliances, including a range style cooker with extractor above and an upright fridge/freezer. There is a floor to ceiling radiator, quarry tiled floor, exposed timbers to the walls and ceiling and a door to the rear lobby.

A further door leads down stone steps to the large cellar, which houses the boiler and is useful for storage, with reasonable head height.

Off the internal hallway, a door leads to the bathroom, comprising a roll-top bath, shower over and tiled splash backs, WC and pedestal basin, wooden flooring and a window to front.

The first floor comprises a landing with a window to side and a beautiful array of beams, showing the age of the house, and doors into both bedrooms. The main bedroom is a large room, with feature former fireplace with brick sides and oak bressumer, many exposed beams, a large built in wardrobe to the side of the fireplace and a window to front.

The second bedroom also faces the front, with exposed beams and a loft hatch to an extensive loft space, which, subject to the necessary listed building consents, could form further accommodation.

Outside, the rear lobby across the rear of the kitchen has a lockable door to the front, and a further door to access the garden. Agents note that this lobby provides access from West Street to Yew Tree Cottage.

Across the lobby is a door to the wonderful old bake house, still containing the brick fireplace and chimney through the open vaulted ceiling, with a further door to front and windows to either side and a brick floor. A door to the rear leads into another room with a window to the summerhouse.

The summerhouse is in turn accessed from the rear garden, with windows a doors to provide a lovely covered seating area from which one can enjoy the views. There is considerable scope, in our opinion, that these rooms could be further utilised as accommodation, subject to obtaining the necessary planning consents.

The rear gardens are a joy; accessed via a paved path down the side of the bake house, leading into an enclosed and levelled paved patio area with the south facing views out across the Rother Valley. A slightly sloping paved path leads to the lawned part of the garden, with flower bed borders and a fence enclosed cutting garden, with a gate leading down to the parking bays, accessed from St Mary's in the Fields.

The cottage is in a convenient location, close proximity to the beautiful 16th Century High Street, with amenities that can provide for most day to day needs, including a small supermarket with post office, butcher, baker, pharmacy, florist, greengrocers and deli as well as gp surgery, dentist and hairdressers. There are also a couple of cafes and Period Inns, including the renowned Middle House Hotel.

There are pretty churches of various denominations, a flourishing primary school and the well regarded Mayfield School secondary school.

These provide a fast and regular service to London Charing Cross, London Bridge and Canon Street. There is a regular bus service to Tunbridge Wells and Eastbourne. The area provides an excellent selection of both state and private schools.
